I listed a corner unit Smoketree condo in Lake Forest earlier this morning on MLS. The home was built in 1983 and features 2 bedrooms and 2.5 bathrooms along with approx. 1,300sf of living space with an attached direct access 2-car garage and a nice sided yard. The home is priced at $539,900.

I will not be holding any open houses for the condo and showings are by appt as the home is still seller occupied.  We've had 7 showings scheduled including one today with a follow up showing by the same buyer.

That's a lot of activity!

It's because it's in Lake Forest. If it was in Irvine, according to Liar Loan, no one would buy it unless it was heavily discounted.

Yeah, I've set up 10 showing appts for Thursday through Saturday so we are getting very good buyer traffic so far.

First offer in.

Second offer in.

The seller has accepted one of the buyer's counter offer and we'll be opening escrow this afternoon.

Deposit wire hit escrow so I changed the status of the listing on MLS.

This property closed yesterday. The final sales price was $546,000 or $6,000 above the list price. Congrats to both the buyer and seller.
