Is Woodbury really worth $50 psf more?  Stonegate Maricopa is priced around $319 psf vs Woodbury San Marino price around $369 psf.; that translates into about $150,000 more for a 3,000 sf home.  Is Woodbury really worth that much more?  I'm having a tough time deciding.  Love the hear what everyone thinks.

Well do you want to live in an "A" village or "B" village?  Woodbury amenities are top notch and the HOAs are reasonable.

You also have to consider lot sizes.. Maricopa homes are on tiny tinty lots, like a detached condo but with a driveway.  San Marino lots are not huge by any means, but are larger than Maricopa which adds to the pricing.  Add in the rest of the amenities then weigh on incentives and location / privacy from neighbors, street noise, etc.

FCBs prefer A schools such as Stonegate Elem and Northwood HS, over B schools such as Woodbury Elem and Irvine HS

Those San Marino homes on Redfin have many builder picked upgrades already built in to the house.  I think that's the main reason for the price premium.

Shouldn't it be a crime for a house that is on a flat neighborhood (ie no view) with no water close by to be priced at over $1mil and only have a 2-car garage?

But who would we report this crime to?  Irvine PD?  haha
