Cadence Park (Muse) @ GP or Celeste @ Portola Springs

We already put down our deposit to move in next year, but recently saw new home postings and decided to check out Celeste @ Portola Springs.
What is the Pros and Cons for both locations?

Cadence park has substantially higher mello Roos. That, to me is such a big issue that I stopped looking at cadence park. I?ve visited Celeste ? it is situated in a very serene hilltop location that feels spacious. Situated in walking distance to elementary school and proposed child center in the Portola Sprong?s community park which just opened.

I will echo the reason we landed on Portola Springs instead of the Great Park was mello roos.

Celeste has nice views and you can walk to the park and elementary school, but Muse is a little closer to Woodbury and other shopping. Also I think Muse might still be walking distance to the Cadence park elementary? Celeste is close to Foothill Ranch but you would likely take the toll road there.

Celeste - Portola Springs

Pros
a) Walking distance from a brand new elementary school
b) Walking distance from a new PS Community Center
c) Some lots give you great views
d) Built on a hill top

Cons
a) Too close to the Toll Road
b) Too far from everything
c) Homes are too close to each other


Muse - Great Park

Pros
a) Walking distance from a brand new elementary school
b) Good and trendy amenities in the village itself
c) Great parks, trails, and kids friendly stuff nearby
d) Homes are more modern looking/layouts

Cons
a) Built on top of a former Superfund site
b) Too much of Mello Roos tax
c) Too much unknown factors (retails, shops, etc.)

What about the vet cemetery?

Hmmmmm is that a pro or con?

I personally think the vet cemetery will never come to GP, but we'll leave that up to politicians.
