EW home prices

Is EW prices going above the market and surrounding new or recent builds? Could it be NW high but that is several other communities including newly built SG.

I don?t see any special pitch like it was for Laguna Altura close drive to beach or OH with natural topography.


 
I can list pros for EW like I?ve done couple times already, but then some people are going to accuse me of someone I?m not so I?ll let Liar Loan chime in on this.
 
Yes, anyone who talks up eastwood and especially delano will be accused of being mag1cjizz.  But is that so bad?..just embrace it.

It?s actually pretty entertaining for me personally ;D. But when you see someone believing in something that is not true, wouldn?t you at least tell him/her the truth? To keep believing in that fiction or not is up to that person to decide, but I think you at least should warn them out of delusion.

I kind of feel bad since we?re all talking about YF instead of helping the OP.

Well, EW is one of the newest so that?s another premium. It?s got a good location in between the Market Place and Woodbury Town Center. Also convenient access to Northwood Plaza with Zion Market there as well if you shop in Asian markets a lot. I don?t think if this matters, but there is no apartment complexes in that village also. MR is lower than any other new Irvine homes accept CVE, but the location of EW is much better IMO.

Alright, in all seriousness, I don't think they're that significantly more expensive than surrounding villages like SG or WB. Let's compare with listings. 

Lower Range

EW one is bigger and not much difference in sold prices here also.


As you can see, it shows EW homes are not that much more expensive according to these listed and sold comps. In fact, I was surprised to see SG homes were even more expensive while I was digging these. I still have a feeling that EW does charge a little more (maybe because of Delano), all these homes from WB, SG, and EW are all similarly priced. I think OH is a little more expensive, but the rate of appreciation (or depreciation for LL) is at the same speed.
