High Mello Roos outside Irvine

My friend recently visited the Viridian development (2,500 to 3,200 sq ft homes) at Esencia in Rancho Mission Viejo and was shocked to find a mello roos of over $9K/annually. 

Is that within range of other parts of south OC?  That sounds extremely high. 
 
We should lobby for a Mello Roos specific tax credit.

If developers can circumvent Prop 13, we should be able to circumvent SALT reduction.

Oh, I thought they were all Lennar. I guess I was wrong. Well, still pretty bad lol. But if you got money, then why not, right?

While I love how the village looks, I also heard there are real bad odor coming from the lake/creek nearby. Anyone know if that's true?
 
Irvine has some places with low or no MR. For new homes, Orchard Hills has pretty low MR. A lot of older homes built before 1990 have no MR.
 
I agree. The only place where the MR is so high in Irvine is GP. Some parts in PS and WB have somewhat high MR, but not as much as GP. I believe some parts of Tustin and further southern OC cities carry higher MR (Baker Ranch excluded).
