One story sqft Vs. Two story sqft houses

is the measuring different, it seems that for one story they include the garage, is that right?
when comparing one story with two story with only of a ~ 200 difference, yet space wise the 2 story seems to be much larger (although it has the stairs)?

Square footage of the home does not include the garage and cover patios (aka california rooms), it's only enclosed interior space that is counted.  The floor plan layout makes a big difference on how large the home feels.  Single story homes don't have stairs, which count as square footage.  Single story homes have already traded at a premium to the exact same sized two story homes.

This is an interesting question because I?m pretty sure the sq ft measurement is from the exterior wall, so a 2 story home gets the benefit of the exterior wall measurement twice (both stories) whereas a single story only gets this benefit once. 

Doesn?t sound like much but if a home is 70ft wide and 40ft deep, this could mean a couple hundred extra sq ft as part of the second story.

Not sure if this is really how it works but this is what I?ve heard.
