Park Lane Community - Trains?

I recently saw there were a few homes in the Park Lane community that fit my budget and was wondering how much of an issue the trains would be?  The properties I?m seeing are backing the train tracks and after browsing some threads dating back to 2009 through 2015 on this, I wanted to see how it is a few years later in 2019.  That is, did the quiet zones really make a difference, how late do the freight trains go now, etc.?  When checking out the property, there was a passenger train that did go by that was not too bad when we went upstairs even with the windows open.  With the windows closed, it was not too noticeable.  However, we weren?t lucky enough to hear a freight train, so any insight on this would be very helpful - thanks!
