Ronnie & Cyrena Shenanigans

So look at this advertisement on Nextdoor for Ronnie & Cyrena.  Claims that they sold the home for $150k over Market Value...

The home was listed for $1.25M and sold for $1.2M, which is $50k under the asking price, and they are patting themselves on the back for selling for $150k over Market Value?

If the Market Value of the home was $1.05M in the first place, why did they list for $1.25M, which was $200k OVER market value?

I wouldn't trust these guys at all...

The real question is what do the comps show?  R&C are known to list at higher prices and negotiate down, but usually I do see the properties close at a higher price than a previous comp.  At the end of the day, it's all about DOM and the Closed price.

Ronnie comes off as pretty doushy but I guess some people like that.

I'm so glad that I don't mainly focus on the higher end of the market like that you, I love being a generalist selling small condos to large homes and everything in between in any Irvine Village and cities besides Irvine.

Just to chime in...

Ronnie can be a bit aggressive as a real estate agent, but over the years that I have gotten to know him he actually is a pretty decent guy, so we used him to help us sell two of our homes.

I think the general real estate buyer in Irvine is pretty immune to all of the catch-phrases, and marketing jargon that we encounter now days...

Do you know how many "Quail Hill Marketing Specialists" piece of crap physical mail pieces I receive each week? Stuff like this is just fluff...
