Since some people don't trust Zillow, I've been looking for other sites for data trends for Irvine housing. While I couldn't find something Irvine specific I came across this site with some interesting statistics for California:

Of note, page 8, California's highest median price in April 2019:

Also, if you look at the peak to trough from 2007 to 2009, the drop was 59% for California, compared to Irvine's 28% drop makes Irvine housing very stubborn.

And if you look at the peak median price, California just got back to 2007 peak pricing last year, but Irvine (based on Trulia's stats) passed their 2007 peak in 2014, 5 years ago.

I think most of the report is neutral because one page shows sales down 12 months in a row but another page shows sales activity up so you have to take it with a grain of salt since it is from CAR.
