Why do these two homes sell so fast?

As mentioned, they are newer SFR homes in Turtle Rock (very desirable location in general).  Looks like 7 Hope was listed at a very reasonable price so that's why it went into escrow so fast.  26 Trinity was priced a good bit higher and lingered on the market for a bit so don't be surprised if it closes materially below the list price.
 
7 Hope was listed $1.789M last year for a couple month then de-listed.  This time they reduced the price to $1.7M and it got an offer quick.
