Under $500k for 2500 sq ft house? Man, this goes to say how much profits they've been making from Irvine homes. The same builder would have charged at least $1m for the same home in Irvine.

But you don't have a toll booth land developer like Irvine Company out in Chino collecting big tolls to build on their land.
