People moving from neighboring cities to Irvine

Well majority here thinks most of the population in Irvine is either Asian or FCBs, but apparently talking to many folks recently, it seems that more and more people are moving into Irvine from cities like Yorba Linda, Lake Forest, Mission Viejo, San Diego etc...

Just look at the mls listings. Do you think all of the properties are second homes?

I just saw online a 1 bedroom condo for under $300k. (Unbelievable. Listing says completely upgraded. The kitchen looks upgraded with granite countertops and bathroom looks upgraded as well)

It seems people are cashing out.

It seems people are cashing out.

Looking at the MLS and saying all those seller moving out is an assumption on your part that say they are moving out of Irvine. I know personally several people including neighbors, family and associates of mine selling in Irvine to move to a bigger house in Irvine.
 
Almost everything is here say. But the numbers and stats dont lie.

But we are seeing bargains as I predicted.
 
Right I agree with you here. But bargain is still relative. It still much more expensive than say....4 years ago. Bargain to many other maybe painfully expensive.
 
The data doesn't lie. There has been a tremendous net population growth in Irvine over the last 15 years. What has changed is the demographics. We have been talking about the White Flight and FCB influx on IHB and TI for years. The Irvine of 2000 doesn't look anything like it does today.

What's true in Irvine seems to be true in much of the US. People often like to stick with their on race. We have been on a death spiral of a declining Caucasian population in Irvine for many years. Asians buy in Irvine and that only encourages more Asians to buy here. White folks don't like the "Changes in Irvine" or "It's just not the same anymore when I grew up here", then sell their home and move further South or out of state.

I'm of course making generalizations but yes, South County--Aliso, Mission Viejo, San Clemente, etc...

Actually Asians are moving to south OC cities as well. Aliso Viejo has more than 15% Asians now, more than doubled from 10 years ago. Same with Laguna Hills.

Bound to happen. when we were looking at homes early this year as first timers on a modest budget, quite a few realtors kept telling us that Irvine was expensive and we would get better value in Aliso and neighboring cities.
