Contractor and Landscapers Lessons Learned

This has comes up over and over again. The last thing that new homeowners need is a ripped off after signing your escrow to your new house.

The only leverage that you have after you checked and vetted the chosen landscapers is MONEY that they YET to pocket. And work out a schedule payment.

Never ever give them payment ahead of the work that not complete. Only make payment after materials delivered.

The BEST leverage you have on these guys is money. Let them perform the work, then inspect it to code and to your desired. If not met, the next schedule payment is withhold. And even threat with replacement of contractor. Your architecture committee and HOA will understand if it is delay, because of faulty, and bad workmanship.

Money does not grow on trees and these landscapers better do a good job, given the price and headache of new homeowners goes through.

Just some suggestion as I know owning a new home comes with a lot of hard work.

How have you guys scheduled payments to contractors? How much upfront versus how much paid along the way?

How have you guys scheduled payments to contractors? How much upfront versus how much paid along the way?

Schedule a payment plan with milestones.  Material delivery, start work, rear ground hardscape complete (if it?s a lot - could break it down by %), rear face work complete, front work, start sprinklers, plant delivery, etc. You should be able to break it down to a plan you?re comfortable with.
