Pre-Appraisal Checkoff List

Hi -

Does anyone know of a good checkoff list containing tasks that should be completed prior to obtaining an appraisal on a home?

Any idea of the best way to find a good appraiser?

Why is the appraisal being obtained?  If it's for a purchase or refinance, the lender will select the appraiser.  Your best bet is to make the home look as nice as possible (clean, de-clutter, touch-up repairs, etc).  Then provide a list upgrades done recently (with receipts if possible) and a print out of the highest recent closed comps which can be given to the appraiser. 
 
This is maybe less of an issue in Irvine, but make sure you have carbon monoxide detectors installed.  If not, the appraiser will hold your deal up.

Good point, also make sure that you have earthquake straps on your hot water heater.
