The OC Register article mentions that a popular NY dumpling restaurant will take over the space. I’m hoping it will be Joe’s Shanghai.

I hope the new restaurant is Joe’s Shanghai too, and it will put that Paper Lantern out of business.

Has anyone tried Pepper Lunch? I've heard it's pretty good.

I remember the first 6 months when it opened, the food quality was spectacular. The dim sum. Slowly and surely over the years, the quality just gone downhill. The skin of the shrimp dumpling was great I remember a while back. Then recently, it tasted bland and stale.

I also like DTF but I do notice DTF's quality has slipped from its early days as well.
