Hello - i've been reading talkirvine for awhile now. I'm now in the market to purchase a home. I'm looking for 4K+ SQFT home in the $2M range. IUSD is a must, which rules out OH Grove and NP. I also don't like HC due to lack of amenities, and the the high voltage lines in the area + being so close to some of th largest freeways of the region bother me. I used to live at The Park when that place first opened; the black dust in that area was unreal.

That being said, I found two homes (choice 1, 2 outlined below) that I really liked, for the following reasons:
1. quiet, hilly, serene location
2. very wide streets; feesl much wider than other places in irvine in the $2m range
3. single loaded street or cul de sac location.
4. serene hill views with great privacy
5. effective tax rate is 1.3% which is lower than beacon park (i.e. legend, which is what i'm looking at)
6. both homes are recently remodeled/updated. choice 1 has a new ktichen, pool, flooring, and moulding/wainscoting/ceiling.

Choice 3 is an option but my least favorite, due to narrow streets/too many cars parked on the street/lack of view/lack fo single-loaded config. But the upgrades, landscaping, etc are spectacular.

I dont like altair -- feels too compact and too far and dont like the fact that it's right in front of portola hs -- dont want to deal with the traffic. plus, MR too high.


what are your thoughts , recommenations? thanks in advance for your inputs!!!
 
The home on Prairie has a full sized pool which to me is a plus. When Summer time rolls in you may be thanking yourself for making that decision to buy this property.

Nothing that fits in Lambert Ranch?  - one of my favorite developments in that area.

What about the small grove home? Or too close to toll? Same tract as 1 and 2 but with view.

I agree with the above.  Prairie looks like the best of the 3, but maybe you could also wait for a LR home too.

I toured this house in 2016 for $1.4M but decided not to pull the trigger.  It?s on a quiet street, the back yard area is awesome and so peaceful, perfect for kids and adults.  Backs to the golf course but not intrusively.

I know you won?t buy it but just throwing it out there :)

But why dove canyon if you?re down here. I would just do Coto and go to public school. Wagon wheel is a 10 I think and Tesoro is highly rated.
 
I guess different reasons for different people.  If I chose to relocate way out there it would have to be an awesome house with a resort style yard with pool, and backing golf course like that one. 

I don?t think I?ve ever been inside Coto so not sure how they compare.  RSM seems less remote to me since I frequent Foothill Ranch area.  Don?t know much about the schools either, but MV HS wouldn?t be my first choice.

Coto has all that. And a better selection of homes with that criteria. Coupled with better schools, COto > dove canyon all day.
 
Small Grove is my favorite street in Portola Springs. I would either go for that location or wait for a Lambert Ranch home to go on the market. Lambert Ranch still remains one of my favorite developments in town.
 
That Small Grove home looks great. The only concern I'd have would be road noise when outside.  For now the only Lambert Ranch home on the market now is not a particularly compelling home given the location.

Aquabliss (and all other readers....) If you ever want to get into Coto or any other gated community, just grab a Realtor card with a unisex name ("Pat") and no photo. At the gate just tell them you're going to the open house on ABC street and you're in.

Also, Dove is nice, but looked down upon by everyone in Coto. This place has a lot of charm.  Something about curved walls/windows I've always liked, and I like that Hawaiian style landscaping.

There's no way an Irvine buyer would even consider buying it, given it isn't beige and doesn't look like a convalescent home.  It's not conformist enough.
