Builder Delays - New Home Purchase

I know that contracts are written in a way that allows for some flexibility around delivery date. However, is there any law that protects buyers from significant delays.

I have a buddy that locked in his rate on a new home allowing for some delays but it appears that the builder is now planning on being 4 or 5 months past their original build out.

Any insight is appreciated.

The builder I am using has told me they will pay the cost of any kind of rate lock extension fees for delays, as long as I use their preferred lender.
