Great Park District 1 West - Novel Park

Here's another future development coming up soon in the Great Park besides the Cadence Park.  It is located directly west of the Beacon Park, maybe they will just it Beacon Park West.

It consists of 723 residential condo units (no SFRs, only condo.  Not sure if there will be detached condo) and a private park.

Right now the developer are at beginning stage of developing this neighborhood and there's not much info available.  More info about this neighborhood should become available in the coming month.

Interesting... Five Point removed the child care center and place of worship from the initial plan and they add a water quality basin on the southern park of the project. Five Point also adds about 3.7 acres of parks (two private parks) for this entire project.

?1. William Lyon is building Mason/Cleo-esque flats south of the current Windchime development. Garages are on the first floor and walk-up flats are on the upper floors.

2. They are also building another development consisting of 3-story 2- to 4-bedroom duplexes. Interestingly, garages are connected side-to-side but back-to-back...?

Video interview of Five Point CEO Emile Haddad on PBS?s Inside OC show from October 2017. This interview segment is a little over 7 minutes.

After 4:07 minutes, Haddad discusses plans to build a new 400k home in the OC. Haddad describes this home as 700 square feet and features 1 bedroom with flex walls to make into 3 bedrooms.

After 5:12 minutes, Haddad shares Five Points?s commercial/retail plans.

I wonder if this 400k home concept makes it in this new development in Great Park?s District 1 - West.

In Rancho Mission Viejo, Azure by New Home Co recently added a new 1 bedroom home with 700 square feet for about 359K.

In Five Point?s letter to the city, dated October 10, 2017, the company mentioned a revised plan for VTTM 17939 (District 1 -West) with 724 residential units (516 attached condos and 208 senior affordable units) which would also include products ?to achieve a broader range of market affordability for the residential units.? The plan also included retail too.

Note: city?s recent documents for March 1, 2018 had 723 units.

I believe the City Council agreed with the revised Great Park - District 1 - West plan yesterday. After all, the plan is within GPN?s 9,500 home entitlements.

IUSD also recently released a new elementary school wide map.

It appears Great Park - District 1 - West (723 residential units) is zoned for Beacon Park School. It?s no wonder that they rezoned the Parasol Park and Altair kids to Cadence Park School.

Thanks for sharing the new school zones.  We are in Parasol and still not sure if we will try to stay in Beacon Park or not.. It seems like Cadence will have a looot more area to cover than Beacon Park School.

I agree that the new Cadence Park School covers a lot of area including any future possible Base Camp homes (maybe 600 to 800+ homes).

Beacon Park School Zones: Pavilion Park, Beacon Park and future District 1 - West homes (almost 2,500 residential units) or maybe a little lower (-200 units or 2,300 units) because it depends on how many senior units are ultimately made at District 1-West.

Cadence Park School Zones: Parasol Park, Cadence Park, Altair and Affordable Housing near Sterling/Windchime-not including the new senior housing (possibly over 2,700 residential units)
 
We were told altair will eventually zone to the future third k-8 school so I guess that will bring cadence closer to beacon school?

They didn't specify at the Cadence Park meet and greet. I only heard "it'll be very close to the High school." Supposed to cover District 5. There was an e-mail:

"Hi XXX,
Thanks for your patience. As I anticipated, Altair is zoned for the 3rd school and anyone from that neighborhood that STARTS at Cadence park will have to move over to the new school (#3). For those of you that reside in Altair and have already begun attending Beacon Park, we would still have you move to Cadence Park. Having a child/family move for a third time seems like a step too far, so we would likely allow families like yours the option of staying at Cadence Park rather than moving you to the 3rd school..."

If you drive on Irvine Blvd, Ridge Valley and the streets near Windchime homes at Parasol, you can see major grading and construction work in progress at District 1-West.

The plan includes the following:

Market Rate Condos which range from 654 sq ft. to 2,357 sq ft. (536 units)
  • Tri Pack Duets - 48 units
  • Twin Towns A - 58 units
  • Twin Towns B - 62 units
  • L-Town - 67 units
  • Tandem Duplex - 112 units
  • 8 Pack - 64 units (Details resemble Carlisle/Deco at Parasol and Cadence)
  • 11 Pack - 55 units 
  • Paired Rowtown - 70 units (Details possibly resemble Sterling at Parasol)

Interesting things to note: L-Town and 11 pack will have one bedroom condo plans.

The 11 pack's one bedroom plan will be 654 sq ft!

I wonder if this 654 sq ft condo plan is the 400k condo with flex walls that Five Point CEO Emile Haddad discussed back in October 2017.

I believe these future market rate condos could possibly sell quick like Parasol Park. Yesterday, Five Point announced Parasol Park was over 90% sold out as of March 2018 (grand opening for Parasol Park was in January 2017).

Here are details and some attachments for the two new GPN private parks (almost 4 acres or size of private park at Parasol Park) at District 1 - West. I do not see any new GPN swimming pools  at District 1-West, so it appears these new residents will need to cross Ridge Valley Rd to go to the pools at Beacon Park, or the new Pools Park.

Interesting thing to note: the map of the future GPN Park 2 shows the future Venta Spur Trail extension which goes to Benchmark St. The future trail extension will connect Woodbury to GPN/Great Park via a pedestrian bridge over the 133 fwy.

Here is the remainder of the District 1 - West residential units (for background, 536 of 723 homes will be market rate condos). The rest of the units at District 1 - West will be 187 senior affordable apartments with their own two private parks and swimming pool.

IHO, I would look at the other Great Park senior housing  at Solaira at Pavilion and Luxaira near Sterling as a reference point. Both of those senior developments are managed by the Related Co. and  require a formal screening of senior tenants like an application and Solaira mentioned an interview too. Luxaira had a lottery to determine senior tenants.  I attached the income requirements for these Great Park senior housing. Here is the application for Solaira.

The detached condo 8 pack will be at Irvine Blvd and Ridge Valley. Homes designed by Irvinehomeshopper. I bet these detached condos will sell quick like Carlisle.

After reviewing the development plans, it appears this 8 pack is the only detached community in District 1 - West!
