Agree with the need for a food hall style design for WVC, but I think TIC is resigned to keeping it a lightly visited location.

Has TIC ever done a food hall?

Union Market is at the District which is owned by Vestar
TRADE is at 2222 Michelson which is owned by Lincoln

I get the impression that TIC is very conservative, which some people like and some people do not.

I have never seen a food hall in a location that doesn't have a lot of jobs as well. I think it's a tougher sell in a less dense area. But what do I know, I'm not in commercial RE.

Looks like they're moving forward with Base Camp! It's going to be interesting to see how they incorporate a hotel into that land with all of the homes around.  We shall see...

A few months ago, Five Point submitted a proposal to the city to amend their plans for  District 1 - South (Base Camp). The new proposed plan includes the following:
commercial development (262,000 sq ft), office (58,000 sq ft), research and development (123,000 sq ft), a hotel with 152 rooms and and 588 housing units!

For perspective, Cypress Village Shopping Center is about 177,000 sq ft.

Other changes: Proposal for undeveloped Parasol Park area (I wonder if this development will be on the empty land that is between Carmine St. and Great Park Blvd)(Tract 17877) and Base Camp area (Tract 17368).

“This application builds upon a portion of previously approved Amended Vesting Tentative Tract Map 17368 (AVTTM 17368) and a portion of approved Vesting Tentative Tract Map 17877 (VTTM 17877) and reflects refinement in the master planning for the commercial component and neighborhood development. The proposed Master Plan consists of total of 252 mixed-use attached residential units and 44,810 square feet of community commercial space.

The Master Plan contemplates a community commercial component that will be complementary to the neighboring residential developments. The residential portion introduces a new product intended to create a true residential / commercial mixed-use neighborhood.”

Wow! Thanks for the updates IHS3000!! Based on the amended plan, how long does it normally take for the city to approve Base Camp and FivePoint to begin construction.  The land is finally graded and the Ice Facility is scheduled to open on 11/1 so they're going to need that retail soon.  Thanks again!

I have not heard anything from the city about the amended plan of Base Camp since this past fall. A few weeks ago, one of the Great Park home builders told me that Five Point would likely start Base Camp construction this fall, but the builder did not provide any information about the proposed homes at Base Camp. I agree, Five Point will need the retail soon especially with the opening of the new sports park phase in a few months (baseball, softball and other fields).

Btw: Last August, during the grand opening of Great Park - Sports Park Phase 1, Fivepoint projected their vision of Base Camp near the new 1 acre playground. The projected Base Camp vision included a Live - Work feature.

So is there basecamp coming to GP or not?

A few days ago, I saw the signs and graphics for the future Base Camp are still up around the vacant land near Ridge Valley Rd and Ducks Ice Rink. I believe the city is still reviewing the revised plan for Base Camp. The city mentioned their ongoing review in a recent report last month.

With the new Sports Park expansion at Great Park opening this summer and Duck Ice Rinks this Fall, IHO, I doubt GPN will allow all those future patrons go to nearby TIC commercial properties, or Denny’s and Jack in the Box off Sand Canyon.

Good news! The city recently posted an update about the Great Park’s Bosque, Upper Bee, remaining Sports Park phases, Cultural Terrace planning, Base Camp, Five Point Gateway (Broadcom campus) and homes.

The beginning of Summer 2018 is looking promising with these new Great Park features like the new trail at Upper Bee and Bosque to connect Irvine Blvd to the Great Park. It’s great to have more passive park space soon like the JOST.

http://www.cityofirvine.org/cmis/views/942bd7a0-aa6d-429e-89a5-cce7e8265440%253B2.0

“The Upper Bee and Bosque areas, including pedestrian and bike trails, landscaping, under street crossings, children’s playground and restrooms are under construction and expected to open within the next 90 days.

The second phase of the Sports Complex, including six additional synthetic turf soccer fields, is expected to open in spring 2018, based on estimates provided by FivePoint.
The remaining areas of the Sports Complex are under construction and expected to open during the first half of 2018. These elements include:

 Championship baseball and softball field
 Five softball fields
 Seven baseball fields
 Flexible use athletic fields
 Auxiliary restrooms and support buildings

FivePoint and City staff have collaborated to refine the conceptual plans for the Golf, Agriculture and Lower Bosque areas. In June 2017, the City Council approved a boundary modification adding 25 acres to the Great Park Improvement area. Since then, FivePoint has been working on a redesign of the golf course and re-evaluating trail plans. Staff is awaiting submission of new plans for the Lower Bosque area (adjacent to the Great Park entry) and the golf course.”

Base Camp News (Great Park - District 1 - South)

“The City received discretionary applications from FivePoint Communities to amend District 1-North and District 1- South (located directly south of District 1-North) to increase the number of dwelling units from 2,805 homes to 3,548 homes. Applications also include plans for non-residential development (i.e., retail, office, R&D) and a 150-room hotel. Staff is conducting its review of the project.“

Thanks for the info.
I guess it's taking some time, but I really hope it comes!

Which great park housing communities will be a short walk to base camp?

I believe Parasol Park residents will have the shortest walk to the heart of Base Camp. Cypress Village East residents will have a short walk too.

If GPN builds the conceptual vertical/mixed use - 600+ residential units at Base Camp then those future residents could be above all the action like the residential units at Americana in Glendale or Bay Street at Emeryville, CA.
