They divided PS neighborhood 5 into 5A, 5B and 5C, and looks like Neighborhod 5A will be the next in the pipeline.

I think so too and my guess is probably sometime in 2017. 

Next TIC project to roll out is the OH north (see here and here) in the gated OH this summer.  After that I guess is this PS 5A neighborhood after PS3 is about to sold out. 
 
Interesting. First time I believe Irvine pacific will be building in PS. I guess it exhausted EW and SG so time to find new 2000ish sf boxes to build.

And probably safe to assume it will be a third party builder doing 17967?  4000 sf lots so 3500sf homes?

I don't have much info for this home and no idea who's builder but as I recall when visiting PS3, N5A is significantly elevated and look down on PS3.  So the lots on the south, bordering PS3 are the view lots.



 
Oh wow, so 967 owns all the view lots, I thought the 966 may come up with some from the first map.
 
17969: Attached & Detached condo,  2524-2845 s.f., 87 units.

It is similar to Legado and Magnolia's California Court set up in CV.  It has both attacted and detached condo.  The two end unit are attached at garage but all other units are detached.

Yeah, 17967 owns all the view lots.  Hope this map show it better.

Here are the floor plan for 17967, the largest SFR in this neighborhood.  The lots on the South border PS3, will have a pretty spectacular view of Great Park.

The track 17966 with Saratoga/Terrazza's floor plan mentioned above is going to be build by Richmond American and it is going to be call Juniper.

And according to RA's website, it's coming this summer.

Juniper's floor plan is a slightly smaller version of Piedmont's floor plan and without a driveway, and there might be a few view lots available.

Looks like the construction of model homes are well under way. 

From the Portola Pkwy and it seems like this entire community is just as high as the highest point of Altair community.

I am guessing Juniper will be priced significantly lower than Piedmont due to slightly smaller square footage and without the EW premium and also lower than Terrazza's when it was new since this is not OH. 

We can use the current PS neighborhood 3's price/s.f. as reference.  Also TIC sold the lot to RA at a significant lower price point here at PS compares to Stonegate and EW, hence, lower asking price compare to these other villages.  So perhaps between $900k to $1M for plan 1. 

The few possible view lot are back against the road (Portola Spring) and Altair.  Not sure the quality of the view and not sure how much RA is going to charge for the lot premium.  Besides these potential view lots, there are other unique lot of Juniper that come with a actual drive way.  Also if you look at the lot map closely, there are two lots that will come with a driveway and no neighbor behind it.  Lot of good lot choice here.

From what I recall, its higher than the highest point of Altair, but Altair will have more lots with unobstructed views.

Neighborhood 5c will block a lot of the views for 966 since it's a higher elevation
 
When will Portola Springs Neighborhood 5A start to build home?  Per IHS,  the EASTWOOD almost sold out,  will the next be Neighborhood 5A or Orchard Hills? 

It is very interesting the houses at Orchard Grove have not appreciated much since 2014,  except La Vita.
