This has to be bad news for BP.  Eastwood is in a great central location, easy access to JOST and OH, no freeways, no potential cemetery, no jail, no toxic land.  Much better than Stonegate East which has the 133 nearby and no easy access to the JOST.
 
@MYOB - Any idea, what will be built in the vacant spaces on either side of Encore on Jeffrey side?
 
Dang, these are packed in. The builders are really trying to toe the line and find the smallest possible lot that they can get away with before people start rebelling and just say no to the ridiculousness of it all.
 
So is Eastwood > Stonegate?  Farther away from the dump & no crappy apartments.  It is a bit further to WTC, but once you get into the car, what's the difference.

Buyer will deal with Irvine Pacific.

Irvine Pacific is the builder and subcontract out to TNHC to build the home.  Mendocino in Stonegate and Several IP homes in the OH are also subcontract out to be build by TNHC.

No crappy apartments, but you can walk across the street to the trailer park.

I don't see the problem with the mobile home park at all. It's for seniors and it's not an eyesore. It's surrounded by trees and has a long gated front entrance that kind of insulates it.

Ahh, this makes sense. We ran into a couple design center upgrade issues (Strada Irvine Pacific), and in the email chains were signature lines/titles of representatives from TNHC. We speculated they were subcontracted to do some of the work, if not all.

No definitive info yet but there will be at least 450 more attached and detached condo in Eastwood.

The plan 4 is interesting, single floor, only 2 bedroom and a den.  Are there a considerable market for such a floor plan? 

This floor plan is something for empty nesters, retiree etc who favor single floor home and does not need many bedrooms, but isn't multiple generation home the favor trend nowadays? 

Builder don't just design product like this unless they have marketing research to support this.  Just curious what are IP's research to support product like this.
