Had a friend tell me that lately alot of the FCB are now putting up their homes on VRBO / AIRBNB as vacation rentals with daily rates. Apparently some of them are rented out to independent escorts that operate out of them for a few days then move on to the next rental  >:D

Heres one example in stonegate - $275 a night.

Not totally new but definitely gaining steam.  A few of my friends actually use VRBO to house out of town relatives that come and stay.  Nothing beats having guests be a block away.  I've seen listings all over Irvine.  Someone in PP was complaining about it recently - noise, strangers, etc.  Probably the next item for HOAs to tackle.  Not sure what the CC&Rs say about this - I assume it's not permitted?  Usually leases have to be >30 days.

Interesting.  My buddy just told me this morning he booked Park Place Apt on Jamboree for a week via AirBnB.

All CC&Rs that I've seen only allow 1Y lease.

So if you want to throw some major party near your house, this is the way to go!

I would assume this would not be allowed due to some sort of sublease clause.

There are quite a few of them. Pretty easy to rat them out by looking at the location.

Interesting that some can rent just a room, so if it's an escort?!?!?  Hear bow chica wow wow.  Then have to hire cleaners.  Ewww

Did you read that post?  They said they witnessed teenagers dragging a mattress into the back yard and hosing it down.  Gross...!

I didn't ask about the details but I am sure you are right.  I would rather stay in hotels personally.

My CC&Rs say this:

Leasing: ... no owner shall be permitted to rent or lease less than his entire Lot or Condo, to rent or lease his Lot of Condo for transient or hotel purposes, or to rent or lease his Lot or Condo for a period of less than 30 days....

I would assume most, if not all, have similar language.

If you live in Stonegate or Cypress Village, you have 2 options:

1.  Narc to the HOA.
2.  Contact the hotelier and ask for hush money.

that seems to imply that its not allowed to rent out the "next gen" suite, or rent out individual bedrooms in a house. but things like that happen all the time, don't they? Does that mean I can rat out my neighbor for taking in boarders? I seem to recall open discussions on talk irvine about renting out casitas or next gen suites.

That's my interpretation as well re: next gen suites. But I guess neighbors are more tolerant of them since they are usually longer term leases and the tenant quality is probably pretty high (considering they are living IN the house with the owner (assuming its owner occupied).

Only in PP do you have the option to drag a mattress into a backyard and hose it down.  Try doing that in OH/Cypress/STG with that 7.5' setback.  :)
