Orchard Hills Pricing & Prequalification

So, Wells Fargo is getting the cheaper homes (a.k.a. Entrada, Vista Scena, and Corte Bella) while OnQ gets Terrazza and Strada. For any potential homebuyers at Orchard Hills, beware! Wells Fargo wants all of your information!

And before pricing comes up at Orchard Hills, here are my predictions for Orchard Hills pricing.

Entrada Residence 1) $635,900 (highest ever for the starting price of an Irvine Pacific community)
Entrada Residence 2) $645,900 (although less than 10 sf larger than Residence 1)
Entrada Residence 2X) $695,900
Entrada Residence 3) $690,900
Vista Scena Residence 1) $680,900
Vista Scena Residence 2) $740,900
Vista Scena Residence 3) $770,900 (ridiculous for a condo with a shared wall)
Vista Scena Residence 3X) $760,900 (knowing Irvine Pacific's antics with San Remo)
Vista Scena Residence 3Y) $765,900 (only a slightly expanded side garage)
Corte Bella Residence 1) $855,900 (high for the starting price of a detached home)
Corte Bella Residence 2) $885,900 (mostly single-story will make it a hit with Asians like me who believe that only single-story homes are luxurious a.k.a. good for house appreciation & good for earthquake-conscious people)
Corte Bella Residence 3) $925,900
Corte Bella Residence 3X) $945,900 (huge yard, but motor court? by phase 5, we will see million-dollar motor court homes without any driveways)
Terrazza Residence 1) $885,900 (nice area, but no pocket park + no driveway =  :(; good for burglar-conscious people)
Terrazza Residence 2) $975,900 (no driveway!)
Terrazza Residence 2X) $995,900 (beautiful exterior, but again no driveway!)
Strada Residence 1 TUSD) $965,900 (really high for starting SFR)
Strada Residence 2 TUSD) $1,025,900-$1,065,900
Strada Residence 2X TUSD) $1,105,900 (beautiful open-to-below + one balcony + side entrance + optional Tuscan "column" architecture make this in a way better than Residence 3X)
Strada Residence 3 TUSD) $1,165,900
Strada Residence 3X TUSD) $1,205,900-$1,245,900 (largest Irvine Pacific home offering; p.s. I prefer the old floorplan found by ps9 better than the current one)
