Who's thought a detached garage would be nice? Sure... you get a little more backyard but it's not very convenient or functional since you have to go through 2 doors to get home.

What an opportunity lost. Plan 1 could have been a BK Style home (http://www.irvinehousingblog.com/forums/viewthread/4236/). They could have placed an in-law room / flex space above the garage and a mud room / bridge connecting to the rear garage. Oh well...

I remember the project manager saying the owner has the option to add a driveway next to the garage for additional parking.  I think it's just cheaper to build.

Model home site work has commenced!

I'm guessing PI pricing of $285 SF.  I believe Resmark bought these lots from Lyon two years ago with arrangement to keep Lyon on board as a fee builder.

They already started grading the phase 1 and 2 lots.  Must be expecting to sell these fast or maybe people already put down deposits?

After looking at this more, I do like that Plan 3... if only they just utilized the space above the garage. I wonder if that means it's vaulted or if there is attic space above the garage sot that you can use it for more storage.

Say, whatever happened to BK's $660k home plan?

I like the Plan 1 in Colonial w/ the siding.  My guess is, as with most of Columbus, the HOA/Mello will be ridiculous.  Plan 1 w/ breezeway add-on @ $660k = BK home, as was mentioned...but will they price it that well?  We'll see.  If they matched Plan 1's $/sqft to Ainsley Park Plan 4's $/sqft, it would be almost dead on $660k.

What are the prices for these?

I don't mind the back alley entrance for Plan 3 all that much considering the floorplan is pretty functional. I guess I would trade a driveway for a 3CWG (but not my kids  ;) ).

Too bad these are in Columbus Square... I'm not too fond of the train proximity.

Interesting. None of the plans take advantage of the space over the garage. Seems like wasted opportunity for flex/bonus/granny room. They should have offered it as a builder option.

looks like the starting price is on their website now. the smallest plan (2,587 sq ft) is anticipated to start from the low 700's. at 700K that would be 270 per sq ft for the smallest plan.

They need to price them lower but that would probably irritate the Astoria buyers more.

I'm sure that's why they redesigned them with lower square footage so that when they sell them for lower they can always say "They're smaller!".
