Speaking of Floorplans.....Why don't the builders just hurry up and put up the floorplans already!!  What's the point in waiting?

Exactly... so annoying.  >:(

I'm trying to somehow dig up the floor plans. So far, I can only find the downstairs floor plan for one of the residences.

That's a nice floorplan.  25 foot driveway too.

Surrounded by the gated prestige of the Groves at Orchard Hills, La Vita will present single-family detached homes that range from approximately 3,400 to 4,000 square feet of two-story living space. Grandly appointed interiors will offer 4 to 5 bedroom suites and 4.5 to 5.5 baths; three plans will offer the rare convenience of a private master suite and a large bedroom suite on the first level. Further highlighting La Vita's impressive design and livability, the fourth plan will feature a private bedroom suite on the first level. Each of La Vita's master suites will offer spa-inspired baths with luxurious tubs and large walk-in closets, and impressive secondary bedrooms will each include their own private baths. No detail has been overlooked in the kitchen design, which will include expansive islands and adjoining prep/catering kitchens with walk-in pantries, a special feature that will appeal to homebuyers who frequently entertain. Hosts will have the convenience of keeping extra dishes and platters out of sight in this area, which will be equipped with its own sink and second dishwasher. The prep kitchens can also be transformed into an optional crafts room or high heat wok kitchen.
The neighborhood's outdoor rooms with bi-fold or multi-slide doors will create a seamless invitation to enjoy one space and the next, creating opportunities to dine and entertain outdoors with family and friends in this naturally majestic location. Dramatic elevations will infuse the essence of Tuscany architecture with an extensive display of stone, wrought iron and wood elements. Homeowners will also have the convenience of 2-car garages plus additional storage.

Off all the Orchard Hills products, these floorplans are the ones I truly want to walk through.  Maybe not to buy but just to enjoy something different.  These motorcourts, so far, seem to be priced a bit higher than its similar SFR siblings (high 1 mil vs mid 1 mil).  Why would buyer pay more for motorcourt?

Because that's what they want... along with smaller lots and no curb appeal... but more shade. :)

Cuz they can buy numerous homes at the first few phases, wait a year or two and sell them all for  profit.  Easy money when there are people who are willing to pay the higher prices.  It's nice when you are sitting ontop of millions of liquid cash.

Wow, Plan 1 is the only Plan with an upstairs Master?  This kills it for most families with young children and not the best option for resale either.

Pricing is up along with the phase 1 release, love their interactive site plan page, wish more builders do this.  Remember to orient yourself on the site plan map:  you're looking down from La Vita onto Portola Pkwy!
