Can you cancel your contract?

after you sign the purchase agreement on these IC homes without penalty? and what reasons can you give without getting penalized?

Are you talking about a new construction or resale?
 
I think the OP means new homes as in IC = Irvine Company.

I think the best person to ask this question is your sales rep as it varies per who/builder/stage/reason etc etc.

Montecito was 7 days.  Sonoma was 3 days.  Past those dates, you don't really have much avenue to get out of the contract without paying some penalty.
Maybe if you lose your job and can't qualify for a loan any longer?
 
Carmel was 3 days also. Within the 3 days, you don't need a reason, you can just tell them you don't want to buy anymore.. but after 3 days, I think the penalty is your deposit.
