Hardly ever see not selling a new build within a year within a year enforced. Happens all the time, seller can claim numerous reason as to why they can get around the "rule".
Once you go 3-car garage... your junk can never go back.

On the topic of landscaping , here is a new listing that doesn't have any landscaping in the backyard. The house has never been lived in as per description ( Rich investor who could afford to keep it vacant), so in today's market will fly into escrow with multiple offers (as Martin says  ;))

Where I live, no HOA is needed to sign off because buyers actually inspect the backyard for themselves.

It's already in escrow

And sold now in less than 10 days at just a little above list price. Congrats to the seller. Must have been an all-cash offer! Now this will encourage the next Helena seller to list at 1.3M I am guess and have it to fly to closing!

 I just went to see it. These is no major Reno, kitchen is probably newer, house is very nicely decorated, but not structural changes or major reno

over 200K over the list price based on the Nov price list price of 965K - It must have gotten over 25+ offers I am guessing! Well, I wish I had a house to sell in this market. When I sold in July last year, i hardly got 4 offers although it was priced well to the comps.

what is with this listing? yesterday morning its listed, then "on hold" in the evening, today it's "relisted" or "off market". I was trying to get a showing yesterday evening but couldn't.

Notes just say "no more showings at this time" so my guess is that they got a very strong offer or they need to stage/prep the house more.

A house of that size with a lot of that size is pretty rare to come by in Irvine though...

Tax records show SFR and not Condo by the way.

Eesh, that could be the first $2M motorcourt sale outside of Orchard Hills.
