If the buyer is really interested at $2mm at $320/sft, I will make a bid for it=)  Probably trying to get buyers in the door for a bidding war.

Talking about low price, is this OH3 model home with view lot priced kind of low? $549/sqft for a model with great view seems pretty good.

That particular buyer is relocating within Grove.  I think they just over customized and too close to toll.  Most of Vicenza currently sells for <$2mm on all the comps.  That looks like the fair market value.

Is that the view lot?  How good of a view (full or partial?)  $549 is the base price.  At all in with customization/upgrades and backyard landscaping, it will be closer to $600/sqft or close to $2mm for 3,200 sqft home with <4,700 sqft lot.   I won't really call that a bargain.
