Favorite Irvine Floorplan?

Now that IR2 has updated his site to include all of the Irvine floorplans, I wanted to find out which ones you like.



Trying to ignore location, elevetion and age, I want to focus on what internal features you like about a floorplan.



I'll start... it's a newer one and although located in no_vas' favorite area, Columbus Grove, it's a layout that I wish Lennar had repeated at Woodbury:

It's not 3WCG, but it does have a 3-car garage (pseudo). What I like most about this is they make most of the box space that the newer lots are built on these days.



They have a similar plan in Woodbury in both Rosemoor and Villa Rosa but quite neutered (in my opinion):

Granted, the Rosemoor plan is almost 400sft smaller but the Villa Rosa Plan 2 is 2925 and only 240sf smaller:

They removed the side facing storage garage, moved the 5th bedroom to the den area because that area is taken by a tandem garage and lost about a 1/4 of the upstairs which ended up removing the master retreat to make room for the smaller master bath.



What I like about the Alexandria plan:



1. Private tub area

2. Private shower area

3. Upstairs laundry w/ sink

4. Upstairs bedroom w/ private bath

5. Downstairs bedroom

6. Master retreat

7. Access to dining room from kitchen

8. High ceiling entry foyer



I would have probably switched the positions of the upstairs laundry and bath 2 to make it a jack-and-jill bath between br 3 and 4 and also looked into switching the den with the downstairs bedroom and creating an access door to the 3rd garage so it can actually be a guest room with it's own garage.



What I like about the changes to the Rosemoor/Villa Rosa plan:



1. Living room (although small)

2. Laundry is two sided (sink/folding on opposite side of washer/dryer)

3. Private patio off of dining room

4. 1.5 bathrooms downstairs (powder room for guests, private bath for 5th bedroom)

5. Dual master closets



I would have probably utilized the space above the living room to create a loft area or a master retreat.



So for me, I think 2500-3000 sft and a 5br is probably the ideal house. I know that many of you vary in size and type of home but I would like to know which floorplans are your favorites and why.
 
Maybe Scott Gunther can answer this, there was a plan in North Park that has a separated studio but attach to the house on the outside. I toured this home back in late 2001 or 2002 but do not recall who the builder name and what the model name was? I like the fact that the studio has a completely separate entrance which is ideal to rent out, either to my kid or relative and feel that I am not intruding their privacy.



It has to be one of my favorite, I been looking but to no avail.

I second IHO. I would also like to say a thanks to IR2 for putting up every Irvine floor plan for us on his site. Previously, I would not have been able to answer the question what my favorite floor plan is because the resources weren't really available to view them all... at least not easily. Now they are. While I still don't know which is my favorite, I will undoubtedly spend the next many weeks / months doing side-by-side comparisons and combing through them like I have been to find out the answer because now it is possible. Thanks, IR2!

You've probably posted this before but can you tell us why?



I prefer front doors that are actually at the front too... but sometimes space doesn't allow for it.
 
Is there anywhere I can find floorplans for houses in other areas such as Aliso Viejo? Particularly the homes that are around the street 'Westwing' in Aliso? I tried Google and other sources and nada.

For the same reason why women do not like parking in a parking structure with many columns.
 
I know this is a bit boxy, but I was trying to find a 3WCG with an upstairs laundry. I present to you Oak Creek, Ashford Place plan 3:

Doesn't look like you'll find vaulted ceilings here but I like the general layout.



I would do the 5th bedroom instead of the Super Family Room and maybe do the Master Retreat option.



I like the upstairs 2-sided laundry, the large pantry and the loft area upstairs. The master bath and closet could be a bit bigger and there is no vanity area for the Mrs. The kitchen island is huge-ormous.



It's taking me a while to find a 3WCG that has all the features I like inside... so this one comes pretty close. Back to IR2's floorplans...

Cal Pac again with the home run.
 
So I finally found it, that elusive 2.5 garage in Irvine. I remember seeing this back in the late 90s but I couldn't remember if it was West Irvine or Harvard Square (I knew it wasn't Oak Creek).



After searching IR2's site, it turns out it's another CalPac, Revere Plan 3 in Harvard Square (off of Walnut/Harvard). Maybe this is something that builders should look into, it's less space than a tandem and it gives you that extra width in the garage:

That space in the garage is just enough for a workbench, to store bikes or put in shelving without limiting the ability to park two cars and allowing the occupants to actually open the doors to get in and out. CalPac plans aren't very imaginative, but they are able to squeeze a lot into small sq footage.

That's a very efficient floor plan, IMHO. Lots of features crammed into a fairly small package. Almost no wasted square footage whatsoever. Looks fairly plain, but very functional.
 
5 bedrooms in 1,850 sf. I bet Cal Pac can put 11 bedrooms in a 4,000 sf home.



Efficient plans without wasteful circulation. Cal Pac has the best home value for your money.



It is too bad that Cal Pac is no longer creating and selling homes. Their floor plans in the last 2 decades are efficient and well conceived.
 
IHO....do you ever look at Tustin Ranch? I was reviewing the listings on Redfin there tonight, and though about you as I noted that there were no less than <strong>12 straight listings</strong> between $885k and $969k <strong>with 3CWG</strong>. Search criteria of "Tustin Ranch" and 3+ beds. The cheapest of the bunch is also in one of my fav communities --- Westmont on the corner of Jamboree/Portola, right across the street from the brand new fabu Citrus park and around the corner from Pioneer MS.

This is my favorite floorplan - it is the #4 at La Paloma in Portola Springs:





SORRY, cannot get it to copy over.



What I like about it: it does not have a formal living/dining which is wasted space in our family.

Nice open kitchen with view to patio.

I love that EVERY bedroom has its own bathroom.

I love the Alcove for a mini-study upstairs.

I love the Master floorplan - love it!



I do wish the patio was bigger, but then you can never have it all.
