Title: Comparing Mello Roos and HOAs

Unless my search skillz are mistaken, I can't find a listing of all the HOAs and Mello Roos associated with each community.

Post any known HOA and Mello Roos in this thread and I'll update the table in this post.

NOTES:
- Tract HOAs INCLUDE all association and sub association dues.
- Mello Roos are the monthly cost (annual / 12) for ALL non-ad valorem taxes (everything NOT based on value, typically stuff outside CA & IRWD taxes)
- You can find the MR amount by viewing a property tax bill via the OC Assessor: http://tax.ocgov.com/tcweb/search_Page.asp
- If there is a range for MR or HOAs, the midpoint is posted
- Not all communities are listed -- post what you know and I'll add/edit accordingly.

Property tax: 1.05% of sales price
 AD tax (Mello-Roos): $1579 per yr
 CFD tax(Mello-Roos): $1700 per yr
 Other taxes: $156 per yr
 Overall tax: 1.7% approximately
 HOA due are $251 per month. (Stonegate East HOA- 125, Capistrano HOA -126)
 Fixed annual cost would be Mortgage + Property Tax + $6447 (Mello-Roos and HOA)
Siena at Laguna Altura:
Base Property Tax: 1.03% of the sales price
 AD Tax: $3,063 per year
 CFD Tax (Mello-Roos): $1,700 per year
 Other Taxes: $156 per year
 Overall Effective Tax Rate: Approximately 1.8%
Birch Trail at Pavilion Park:
Approximate HOA Dues: $138 - $193 per month
Approximate Tax rate: 1.1%
Approximate Mello Roos:  $4,400 – $5,400 (based upon the square footage of the home) and subject to an increase by 2% per year.
La Cresta at Woodbury:
Basic Neighborhood Financial Information
 Base Property Tax: 1.0035%
 CFD/Special Assessments: $7,005/year
 Homeowners Dues: $110 per month (approximately)

What happened to just normal Stonegate?

San Mateo at Stonegate:
Base Property Tax:  1.05% of sales price

I think your missing communities in El Camino Real:

Pavillion Park HOA 193.  Mello Roos depends on the lot size.  Around 1.7% property tax

If you can provide the MR range I can compare with what was advised by "???" and post the midpoint. "1.7%" will float depending on value as that's a blend of fixed and variable taxes.

There's a map and pdf list of all the HOAs in the city.

I don't think there is a public master list of the expiration dates of the bonds, you have to call each one to get that.

Maybe test knows.

Mello Roos is really annoying in the disclosures. The HOA sends out financial statements and is accountable while the Mello Roos seems to have no accountability. I know I have 3 Mello Roos that each expire at different times. I'm not sure if the years start when they build the home, I buy the home or when the whole community is built out?

The MR manager sends out quarterly reports.  To the bond holders.  Since you are the debt consumer (slave) you don't get squat.  It would be like sending out the HOA report to Juan the guy that mows the association lawn.

Not much luck in finding info on Mello Roos maturity date.  Only this turned up:

If you live in RSM, you can punch in your address and whoila!  The CFD will pop up along with the expiration date.  Irvine does not have one, nor does any other OC city that I can find.
