For moving you should add Mission Movers, a relative of mine used them and reported great results -- well paced movers, very careful... even used moving blankets and plastic wrapped the furniture.
I think it was a bit over $500 for a 6-hour job with 3 movers (and included the truck).

I'm currently with them and it's been a terrific experience so far. Everything is nicely disclosed up front and they pay very close attention to all the crazy association do's and don'ts.
I've heard horror stories from people (my Irvine hair stylist tells plenty of stories) who just picked any random landscaper and ended up having to dig up a bunch of stuff they installed because they couldn't get the Irvine HOA to pass the landscaping permit.
I would be sweating bullets every night over the HOA but I got KS Landscaping so I am just sweating bullets over the interest rates and escrow. :P

Thanks for sharing that. I didn't know there was a thread about them. Andru has been my contact for the project. I have met his father, Abraham a couple of times. I had some of my own ideas for landscaping and they were willing to work with me to see if it will fit into the final design.
I'm still in consultation phase and won't go into actual construction until March. Their pricing is reasonable for my yard size. I know a friend of mine who purchased in Great Park with the 8000 square foot lot is also using KS Landscaping too. I will keep the forum posted should anything arise.

I used EJs home improvement for a retractable screen door recently. did a really good job. start to finish was about 45 minutes. Cost was $350.

I just realize Jefferson Rand Landscaping was recommended by bones.
We used Jefferson Rand and was very happy with them. It's owned by an Asian woman and they have an in house landscape "designer". Try giving them a call. 714-253-3167.

FYI, Alfred no longer does handyman work.

I did speak to Alfred and he said handyman work was never really his thing. He's a great person though, but to respect his privacy I think we should remove Alfred's name from the list.

Due to a bad experience with another member, I am suspending my recommendation of Mission Movers.
Seems like Excalibur is a good rec as a number of members have used them to their satisfaction (and they have a moving contract?).

Had a good experience recently with Fred Alcaraz for A/C repair. My tenant notified me that the A/C is not blowing cold air Friday at 5PM. Called several places, no one picked up except for Fred. He came by at 7:30PM on a Friday night and spent an hour and a half to replace a blown fuse to the compressor, recharge the freon, and gave the compressor a good inspection.
He's been doing A/C and plumbing for 30 years in Irvine, he knew exactly where my condo was by just telling him the street name. He looks like a one man shop, doesn't have a fancy truck, just drives around all his parts and equipment in a little Toyota Matrix. Price was reasonable, much cheaper than the last guy I called through Service Magic, who only spent 15 minutes to replace a capacitor on the compressor.

The way I see it. Forget being a landlord, just buy REIT stocks.
Also, if you hire a management company, it takes your profit away.

I didn't get the material from Cougar Stone but went there to check out their selections. They have a great showroom for you to get some inspiration for your landscape project and it seems that their price are reasonable. This is one of the place my landscaper recommended to browse different stone tiles. Cougar Stone is also used by AMS Landscape Design.

M S International http://www.msistone.com is another place my landscaper recommended. If you are doing landscaping and want to select different stone tiles, both of these two stores are a good place to start since it is impossible for your landscaper to bring all the different stone selections to you. I'm actually using some tumbled travertine tiles from M S International for my backyard.
Since many here are in the process of doing landscaping, I add these two store to the list so people can go down there, not necessary getting the material from them but check out their selections in their huge showroom.

Actually the Window Decorators (http://www.thewindowdecorators.com/) was on the list and I just removed them after learning about the owner's criminal history (http://www.talkirvine.com/index.php/topic,12380.30.html).
If I put a warning next to the Window Decorators, I don't think anyone will bother to call them anyway. Therefor, I just remove them from the list.

Anyone have a good recommendation on someone that specializes in heavy lighting fixtures? I'm talking about several hundred lbs so I don't trust any ordinary handyman or electrician to do it.
Builder won't touch it. They referred me to an electrician who said he could do it but I was confident he knew how to secure it properly to ceiling mounts/beams. A few others immediately said no when I told them the weight of the fixture.

Several hundred lbs? Looks like you'll need a contractor with a forklift. :)

It's one of those wrought iron and crystal chandeliers. Several hundred lbs a bit of an exaggeration. Is just shy of 200 lbs but that doesn't include the chain. Standard jbox only supports about 90 lbs.

What is it that you looking for to get done? Handy man is a wide range of jobs. If you need certain items complete you can post it. Or you can hit Angielist or HomeAdvisor and start there.

Seriously everyone here knows how to fix faucet leak by themselves and don't have anyone in mind fro small job like this? I did check homeadviser and angie's list but the ones have good reviews either have bad reviews when cross check from yelp or do not response at all when we leave them messages. This is getting frustrated.. >:(

Anyone have any recommendations for vendors that do grout sealing? I saw Groutzilla in another thread but the yelp reviews aren't so good. I just need bathrooms and kitchen backsplash done. Rather not do it myself, ain't got time for that diy right now. Also, any idea what I reasonable quote would be? Thanks!

It's around $3-$4/s.f. for a ballpark figure but there's some variables that can affect the installation cost.
For hardwood, the quote can includes or excludes the new baseboard or the 1/4 round trim. Also for some more expensive hardwood with higher profit margin, the vendor can charge less for the installation.
For tiles, installation of the natural stone tile or rectified porcelain tiles with a thinner 1/16" width grout line are going to cost more than the regular non-rectified porcelain tile's 1/8" gout line. Also for floor tiles at 2nd floor, a cement board is needed, which will added up the cost.

For stone work, try Patios by B&B. Jeff Goldman, (888) 502-2616. Highly reputable and doesn't cut corners. Everything done to code. He did my back yard about 4 years ago and everything is still beautiful as day 1. It's important that your brick is sloped properly to prevent water from building up.
They don't use subs and there is always a supervisor at the job site. After the job is done, everything is cleaned up. True professional. If you are looking for the cheapest, it is not Patios by B&B. They stand by their work and have been doing business in Irvine for many years.
If you need a Dryer Vent Cleaning, use Nuflo Dryer Vent Cleaning at 714-231-4326. Had service from Chris for my dryer and it was fantastic. So happy that I used them. Cost is around $130.

My brother did it several years ago for $1500. The cost will go up if you have pre-existing coat to remove or if you want to do stem walls too.

Any recommendations on somebody who can refinish a wood garage door. After 5 years of sun/rain, the paint is peeling off and the wood is warped on few corners. Needs refinishing and repaint of the garage door wood panels. Thanks in advance.

Any recommendation for appliance store that has good and careful installation team? I ordered a dishwasher from home depot(it is the ONLY store that has the one I like that is available for delivery in 3 weeks!) but I believe they subcontract their installation to 3rd party company and I've heard all sorts of horror stories on how bad the installation team from home depot. What I care the most is how careful they are during installation, ie, not scratching your cabinets or damage the wood floor when pulling in and out the dish washer, etc... Any insight will be greatly appreciate!

Yup, I ordered washer dryer & dishwasher from Home Depot, and they've subcontracted it out to 2 guys that did such a terrible install I told them to take ALL the appliances back. I couldn't recoup the full cost for the damages they've caused either, because that got subcontracted out to some place else that kept insisting on lowballing the cost of repairs.
Lowe's apparently subcontract out as well, so what I ended up doing was separating the purchase from the installation. I bought the appliances from Lowes and asked the delivery guys to just place them in the garage. Then I used a company called Precision Appliance Installation to do the installs. They're pretty careful though not as careful as I would prefer so you'll want to monitor and guide the process, but they're a hell lot better than the Home Depot subcontractors.
Oh, and I believe Lowes has a better appliance return policy than Home Depot. I recommend comparing just in case you need to return the appliances after the delivery for whatever reason

What I’ve learned with installation teams is to communicate your expectations on how the install is going to go. You can’t be concerned with how you think they will perceive you. If you have wood floors, how will they protect them, etc.
You can not just assume that they will be careful. If they fuck something up it is a pain to fix.

I ended up cancelling the installation from Home Depot and only have them deliver to my place and hire this company Installation Pros(https://www.yelp.com/biz/installation-pros-rancho-cucamonga-4) for the installation. They will come next week to install one day after the delivery. There is a shortage on the particular dish washer from Bosch 800 series I am looking for so there isn't any appliance store that will deliver within reasonable time frame so i will keep the order but have it install with someone who has visible reviews on yelp.

If it's the glass, it should still be under warranty. Look in between the panes near the corners for a printed manufacturer number.

It's not the glass, rather the window itself, one is very hard to close (bring it all the way down), the 2nd seems to be something off in the rail (again does not close all the way down).

looking to get some form of hot water recirculation in my place - at my shower it takes 4-5 minutes to get hot water, and I just can't honestly look at that as acceptable anymore. I saw there were under sink options that could recirculate the water, any recommendation for someone do to the work?
