Orchard Hills - Future OH4 Development (Portola & Jeffrey)
« on: November 08, 2021, 10:25:06 AM »
Dedicated thread for information related to future development Orchard Hills 4

Here's what we know so far (aggregated from other threads)

OH neighborhood 4 official tract number is 19020
Original master plan was for 287 units encompassing 257 acres
New modified plan increases this to 520 units
2 Gated entry

Biggest downer is probably the SCE electric substation on corner of Portola and Jeffrey

"The 257-acre neighborhood will include a 10-acre park with pool and amenities. On average, home sizes will be 3,000 to 4,000 square feet. Pricing will be determined closer to release dates, but are anticipated to be consistent with current values in the area. "

Park Plan: https://irvine.granicus.com/MetaViewer.php?view_id=81&event_id=1656&meta_id=106825

Recent developments - Planning commission has approved the VTTM on 10/21/21.

Tract map with the lots. No home architectural plans in here yet. But you can get a good idea of the lot placement and location specifics

Environmental Impact Report. Pretty informative. This is also interesting because they do go into some detail about the asphalt plan situation and the testing that they've done.

Looks like All-American Asphalt will be called out specifically/clearly in disclosures when these homes are eventually built and sold.

Thanks for the info. How would these view lots compare to say Alta Vista view lots and Ravello view lots?

Looks like there is news that the city of Irvine will reach some sort of settlement to move the Asphalt Company which would definitely increase demand and value for Neighborhood 4 as well as all the homes in the Reserves.

Took at walk this morning and snapped these photos.  They are doing some serious constructions maybe trying to push these new tracts to the market before it cools down.

Nah, this is part of the planning stage and goes as schedule.

The Irvine Co doesn't have a panic to fast track anything. There are plenty of other project still in the selling stage at Irvine new developments.

The Orchard Hills Village in Irvine Has Homes For Sale! Hurry Before They're Gone!! FREE Perk to Residents: FREE BENZENE!!!

"Orchard Hills Village is home to the Groves and the Reserve, two enclaves behind private gates in one of Irvine’s most coveted locations. Enveloped by natural splendor, the Groves and the Reserve feature exclusive resort-style recreation, lush parks and scenic trails offering an invitation to enjoy a lifestyle of outdoor leisure and discovery." - The natural splendor of the designated nature preserve has an asphalt factory IN THERE, that is allowed to produce 120,000 tons of asphalt per any calendar month. Enjoy a lifestyle of outdoor leisure by inhaling all the "good stuff" and odor emitted from a non-compliant facility that is a couple years late in its Initial Title V permit application (a federal program designed to standardize air quality permits and the permitting process for major sources of emissions across the country) and the AB2588 Air Toxics "Hot Spots" program.

"Elevated setting surrounded by scenic hilltop panoramas" - The hilltop panoramas include view of smokestack emission from the asphalt factory that is only about 0.5 miles away!

"Northwood High School moments from home" - Your children will be greeted by dozens of trucks carrying asphalt or RAP (reclaimed asphalt pavement) when they walk or bike to their neighborhood high school.

At the end of February 2022, the City of Irvine released a statement about seeking a settlement with the plant and have it relocated. As of today, no public announcement has been made about the relocation, while The Irvine Company works extremely hard preparing their Neighborhood 4 for 520 more new homes to be built.
