    Your $.02 on North Park

It's sad how people view these distances as unwalkable.  Many old folks walk these distances on a daily basis, even in cities such as San Francisco with plenty of hills.

    Your $.02 on North Park

My experience living in older non-gated Irvine neighborhoods was that I would get Jehovah's witnesses, kids (not from the neighborhood) selling candy, people selling newspaper subscriptions or services, etc.  And this was not on a high traffic street either.  Maybe I was just unlucky. I've...

    Your $.02 on North Park

Sure, it would be dumb to think that having gates means you can leave your purse or ipad in an unlocked car.  But I haven't met a neighbor or friend who lives in a guard gated community who wishes the guard gates weren't there. Personal experience is that the gates make a huge difference. ...

    Amazon Prime Now

They were about 2 hours late for my delivery, even though Amazon reported as delivered (at which point you are unable to track where the package is in the Amazon Now app).

    Dogs

Another thing to consider is proper training.  Whether you research and train the dog on your own or hire a trainer/take a class, proper training is essential.  The last thing you want is to be "that neighbor" whose dogs bark at every little noise they hear and constantly annoy everyone.

    Parklane Walnut village/any other places?

I had a generally positive experience living in the College Park neighborhood when I lived there previously.  Nice park, good neighbors, basic amenities (old but clean community pools).  House was somewhat close to the tracks but not backing to it.  The only time I noticed the trains was when...

    Powder Bathroom

It could be related to electrical components/wiring - I would double check that.

    Marigold at Cypress Village

For those who are new to Southern California, another common pest to be careful of is the brown widow spider - I've found them hiding in empty planters in my backyard/on the frame of my wood fence side gate/under outdoor furniture/etc.  While not as dangerous as a black widow, still need to be...

Methane power plant at Bowerman Landfill - impact on Portola Springs?

It sounds like there are pros and cons to this type of project.  Found a few links that might be helpful: http://www.epa.gov/methane/lmop/basic-info/index.html http://www.epa.gov/lmop/faq/public.html

    Toxic land - Irvine

The EPA PDF report in the 2nd link is interesting - various maps of progress on the TCE cleanup.  Check out the last page, there has been significant progress between 2006 and 2013.

    Rat/mice in pavillon park

Agreed - I used to park a car outside when I lived in Woodbridge, and found rodent droppings all over the valve cover when I popped the hood one day.  I've seen nocturnal pests (rodents, raccoons, possums) in all of the neighborhoods I've lived in, including various parts of Irvine.

Comp killers, bubble bursters, listings that make you want to go crazy reno/flip

I thought the hangars were an eyesore, but those 4 story housing complexes they are building behind Target are massive.  They look almost as tall as the hangars from afar (driving down Von Karman).

    Advice on home buying

Oak Creek is another option in your price range that is close to the 405, and cheaper than Quail Hill.  However, it is right next to the 405 so the noise and pollution are factors to consider (especially with young children).

    Irvine teacher lewd conduct

Sadly, this can happen at any school. http://www.latimes.com/local/lanow/la-me-ln-irvine-teacher-arrested-20140617-story.html Michael Jay Granger, 32, an English teacher at University High School, was taken into custody Monday night in connection with engaging in lewd conduct with the student...

    Seeking Irvine Home Advice!

I think proximity to freeway is good, i.e. within 5-10 minutes.  But I don't think this logic applies if you are really close to the freeway like a good chunk of CV.    True, how close is too close depends on personal opinion, but if you're asking yourself this question about a property it will...

    Laurel at Cypress Village

Why is it that new homes have unit # tacked onto the end?  Is it based on zoning/density? Why not just stick with a basic street number?

Jasmine at Cypress Village vs. Vista Scena at Orchard Hills vs. Colibri at PS

I'm not FCB, but I place value on 'gate minus freeway'.  To me, a good chunk of CV including Jasmine feels like it's right next to the freeway.  Freeway = noise + air pollution concerns.  Plus OH isn't that far from the 5 freeway - maybe 5 minutes, 10 minutes if you hit all red lights and...

Who is waiting for Orchard Hills?

I don't know anything beyond backyard cultivation of fruit trees - are avocado orchard workers typically around on a daily basis?  I could see how there would be flurries of activity during pruning, fertilization, and harvesting periods but otherwise I'm thinking that it should be quiet? Also...

Interior Paint DIY vs Hiring a Pro?

I used paint left over from a 5 gallon bucket.  I did have his crew do another coat in one of the bedrooms since there was a picture frame effect around certain trim areas - but I haven't opened any of the left over 1 gallon paint cans.

Interior Paint DIY vs Hiring a Pro?

I'm surprised to hear this, as I did not have this issue with Brandon as far as I can tell.  Colors matched the paint chips, and I actually even reused the leftover paint for a separate DIY project.
