Cressa at Portola Springs - The New Home Company

"N St." is the one that could be overlooking all of the premium lots in the first 8 phases of Cressa. It looks like it's going to be a major road.

Cressa at Portola Springs - The New Home Company

Here's a gamechanger: There is a light at the corner of Portola Springs and Mojeska.  Will the street, Portola Springs, continue into the development overlooking Legato  and the cul-de-sacs of Cressa? It looks like it leads to the new homes possibly being developed even higher up the hill...

    Portola Springs fire

Reading some tweets saying its 3 acres and threatening some homes being built.  I think the fire started from some mulch at the Irvine Blvd exit off the 133.  The homes must be the Pavilion Park build?  Seeing helicopters swaying by above in the strong winds.

[IHB] Does the Irvine school system add value to local houses?

Well If my kid ends up at UCI instead of FullertonCC because of iusd, I'd be happy that he's second tier and glad I paid.

[IHB] Does the Irvine school system add value to local houses?

I've got to disagree with our friend from Foothill Ranch.  My child's class is filled with parent volunteers as you mentioned with yours.  In fact, that's been one of the stronger points with Irvine schools from my experience.  To me, it's almost a self fulfilling prophecy.  Parents who care...

    Portola Spring-Trash Smell

I smelled it once too but I think it's from the huge trash bins that are out during the construction of Casero, las ventanas?  I don't smell it regularly at any time of the day.

    Deducting Melloroos

My fear is that after years of taking the whole deduction on MR, the IRS and state one day sends me one of those back taxes notice for tens of thousands.  :-\

Irvine Pacific: Do they offer retro incentives after purchase

They usually do not offer any rebates or incentives after a sale.  In fact, they're still pretty cocky about it at the sales offices. If you're buying now, be prepared to view it as a long term investment at best and be prepared for lower prices.  On the flip side, you can get a 30 year loan for...

    FCBers and Irvine

Often times, they don't qualify since they don't live here.  In general though, Asians are buying in irvine because it's safe, has great schools and has some cache. Last time I checked, Korean currency wasn't so strong against the dollar.  The Japanese yen is at it's strongest against the...

Who has good deals on home decor in the area?

The model homes all have great furniture with a huge mirror seemingly on every wall.  Do you guys know any places that have killer deals on mirrors so I can avoid builder markups?

    Las Ventanas at Portola Springs

Some info is up at Taylor Morrison's website.  They posted the site plan and my guess is that they start building from the lots closest to the toll road first.  Unfortunately, unlike Sevilla, the toll road isn't elevated as much and is much more intrusive.  I'm betting an April release to the...

how much more would you pay for a detached vs attached...

Well, I'm going to hold up a sign in protest in front of TIC HQ that reads "Hey Donald, it's driveway or the highway!" Do you think Las Ventanas' driveways are a sign of softness in the Irvine RE market?  God forbid the housing mkt keeps crashing, we might even get a wrap around yard.

    Sevilla at Portola Springs

It was postponed so they haven't released pricing yet.  Is anyone else bothered by the northern enclave, specifically Sevilla's proximity to the water tank, cell tower and 2 toll roads?  Why aren't people more concerned about this in regards to resale and health ramifications?
