Right. In fact Tesla Model 3 isn't qualified for tax credit, but Model Y is, which means that if you're qualified for tax credit through income limit, you're better off buying Model Y than Model 3. I had planned to have my son buy the Model Y once he started working, but they got rid of normal...

Yeah, wealthy people don't qualify for EV tax credit. The income limit is $300k MAGI for couples or $150k MAGI for individuals.

    Irvine Blvd - Toll brothers - pre-selling

If you're referring to their OH4 homes, they're supposed to be starting from 4000 sq ft up to 5000 sq ft, so I don't think these are it.

Irvine Valley College - The Blue Ocean Strategy to UCLA / UC Berkeley

Top UCs capping CS/Engineering majors has nothing to do with "access to education". This doesn't prevent students from getting access to lower tier UC or CSU schools. The programs at Berkeley and UCLA are a lot tougher than the lower tiers. That's why can't just let anyone having access to them...

    Irvine Blvd - Toll brothers - pre-selling

That's true, I guess. That's why I never used a percentage for property tax when including MR. The most accurate way to describe it is: 1.05% property tax + MR. This is especially true for other communities in Irvine, such as SG, EW, OH, and PS, where the MR is fixed at around $4k, which means...

    Irvine Blvd - Toll brothers - pre-selling

From what I heard, Cielo priority list has re-opened. Not really sure why those on priority list dropped out since Cielo is priced more favorably than Azul and Olivewood.

    Irvine Blvd - Toll brothers - pre-selling

No one is going to pay $2.9M for a 3 story home with tiny lot with 1.7% property tax. Don't forget that GP MR varies with home size, so 3500 sq ft homes come with huge MR, most likely around $15k a year, so that's around $44k property tax a year. Why wouldn't they buy Shea's Cielo Plan 3 instead?

    Irvine Blvd - Toll brothers - pre-selling

It's not unreasonable to think that it will be low to mid $2Ms since it's Great Park and 3 levels. I mean, Shea is selling 3437 sq ft 2 story homes with 5000+ sq ft lots at $3M in Portola Springs.

New Home Deposit - What happens if I back out of purchase agreement

As far as I know, you're not getting your deposit back once you've signed the purchase agreement. You only get it back after signing the reservation but before purchase agreement. From my experience, Lennar would have given you back your deposit if you end up failing to secure a loan if...

Missed revenue estimates and dismal forecasts. While NVDA and AMD focus on being AI chipmaker, INTC is shifting toward being a manufacturer.

How high will mortgage rates climb in the next 36 months?

Damn...I'm a few years away from 55. Otherwise, I could have used this Prop 19 twice when I moved from my Eastvale home to Bluffs and then from Bluffs to Cielo.

How high will mortgage rates climb in the next 36 months?

I agree with you. My old home in Eastvale has the laundry room right at the entrance from the garage before getting into the house. Didn't have to worry about noise since we also used to do laundry at night. Right now, the laundry is right next to my son's room. We now do laundry on Saturday...

Irvine New Home - New Home Perks

It's already too late if you already sign up for the priority list. However, if you were to work with Martin (usctrojancpa), then he's more than hapy to split the commission with you.

    Portola Springs - Homeowner Insurance

If you end up buying Arbor, then you will most likely be able to get insured by Westwood, who works with Shea Homes. I bought Cielo Plan 1 and was quoted $966 per year by Westwood. As mentioned above, PS is NOT in the fire hazard zone, so you shouldn't have a problem getting fire insurance. In...

Irvine New Home - New Home Perks

They all do. Cielo gives $50k broker's commission. Olivewood gives $40k. Azul gives $20k. Not sure about Arbor, Fiore, and Sierra, though, since I never checked with them. Since Shea is quite generous, I expect Arbor to gives at least $20k. Fiore and Sierra might give $10k or so. These...

Irvine New Home - New Home Perks

As far as I know, Cal Pac had incentives, but I don't know if they still have them. When I signed up on the Azul priority list, they had the 2/1 with US Bank, meaning first year you get -2% and second year you get -1% off the mortgage rates. After that (third year), it goes back to whatever rate...

    Safest Cities in Orange County

"SafeWise said it compiled the rankings by using the most up-to-date FBI data -- including statistics on violent crime, property crime, gun violence and package theft." Must have been package theft that did Irvine in, since the other lists are based on violent crimes. :ROFLMAO: Also, it's...

How high will mortgage rates climb in the next 36 months?

Why would you sell when you locked in below 3% to buy elsewhere and take out a loan at 7%? You'll probably have less buyers, but investors are paying mostly cash, so high rates won't affect them. Just like IHO said, inventory will stay low unless rates start dropping, which would allow...

Newer Irvine listings with crazy WTF asking prices from equity sellers

When you're desperately trying to move your money out of China, ANYTIME is a good time to buy. They just want to park their money somewhere in the US, and needless to say, Irvine is the best place for FCBs to park their money at. A lot of Youtube RE agents had been pushing Rancho Mission Viejo...
