    Both the Bank of Japan and the European Central Bank are using negative rates. Yellen has alluded to the possible usage of negative interest rates.  But in Mar '16 said they are NOT actively considering it.  Funny, BOJ's Kuroda made the same statement right before taking their rates negative...

    I wouldn't be surprised if the sfr's started at least at low 1 million for the smaller homes (2000 sf+) and up from there. My guess is starting at mid to high 1 mill for the 3000 sf and 2 - 3 million for the 4000 sf.  If I were the developer, I would wait until some of the great park was done...

    Went to PSIII the other day, 4 Asian families and 2 white couples looking at Cressa.  3 Asian couples, 2 Indian couples (family in car), and couple of white people looking at Legado (didn't make it to Indigo this time).
