    sell by owner

lots of SC guys on here...USC/TI meetup! We can crash one of USCTrojanCPA's open houses :P. I guess BruinDoc can come too, he seems alright for someone who went to that one state school in Westwood  ;). OP: Hire an agent. IIRC 90%+ of FSBOs eventually get listed with an agent. Buyer's agents...

    Lot preference

For your purposes, I'm going against the grain and saying go for the 14k lot. The difference between 9,000 and 14,000 is massive in real life. It'll be tough to fit everything you mentioned above on a 9K lot in a manner that looks impressive.

Alta Vista and Bella Vista at Orchard Hills

~$200K, however "classy vs tacky" will depend highly on decor as well.

Alta Vista and Bella Vista at Orchard Hills

Is the Bellino on the radar due to casita? It's probably my least favorite floorplan in the Vistas...

Alta Vista and Bella Vista at Orchard Hills

I'm up for that! Haven't been out to the Toll Brothers YL development in some time, it'll be nice to see them again. Cielo at Bella Vista somewhat resembles Capistrano at Enclave. Capistrano is bigger, but the design centerpiece of the floorplan, the staircase, is very close. The layout of the...

Alta Vista and Bella Vista at Orchard Hills

Agree 100%, this neighborhood is going to incredible once built out. Toll also tends to bump up prices quite a bit once the models are built as well. If you can comfortably afford it and aren't buying on short term speculation alone (see: the "Looking Back" thread) it's a no brainer. I'm...

    Looking Back

$$/sf doesn't really scale linearly and the jury is still out re Strada vs Capella, true for really any of the resales in OH. You need more time to determine the better investment, what we've seen at this point can't even be considered investing in real estate - it's speculating on short term...

    Looking Back

Not USC, but am a realtor that went to USC so close enough?  :P For most sellers in the prime affordability range, given this market, even highly motivated sellers know it's hot and have no problems waiting it out an extra couple weeks for multiple offers. Purely anecdotal, just what I've seen...

    Looking Back

La Vita has impressive floorplans, nice lot sizes, and killer views on the view side. Trevi/Amelia speculators have a price ceiling now (The Vistas), however in the long run the Vistas may pull Trevi/Amelia up along with it.

slow down in all cash buyers from mainland China

Homes in the sweet spot of affordability range (500 - 900K) are definitely on fire right now in the Irvine area. My two recent listings in that range both got multiple offers and one went for over list. I attribute that to low inventory levels and points made by USCTrojanCPA and Fxguy above...

$21 million sale called record breaker for Newport Coast's Pelican neighborhoods

Right down the street from Kobe! If $21mm is the record so far, makes me wonder what that ridiculous spec home at 1 Pelican Hill Road North will end up selling for...current ask is $55mm.

Is it better to invest in Irvine, San Francisco, Vegas, Johns Creek or the IE?

Started off with 5 and ramped up from there. Not sure how many he's at now but last time we talked he was thinking of expanding to other cities. I believe the initial units purchased at the Signature came furnished, picked each up for ~$150k. One other thing to mention is the clientele for...

Is it better to invest in Irvine, San Francisco, Vegas, Johns Creek or the IE?

I've done the airbnb thing and it's no longer worth it unless you turn it into a fulltime job. Most of the listings in destination cities are run by companies/groups with 20+ units at this point. With that comes the ability to hire full time cleaning staff, maintenance guys, reservations people...

Alta Vista and Bella Vista at Orchard Hills

I'm bullish on the Vistas, the combination of lot size, views, and newer Toll build will make it highly desirable in the coming years. Beckman High shouldn't be a demerit, and doesn't stop people from dropping $3mm+ over in Tustin Ranch Estates on antiquated StanPac floorplans (although most of...

Newer Irvine listings with crazy WTF asking prices from equity sellers

East Asians (and others who remove shoes indoors) tend to like carpet in bedrooms and sitting areas in my experience. I was also shocked at how much higher end carpet can cost, easily gets into nicer hardwood/natural stone territory. I don't think the home is done up too bad - easily...

    China Changes To Regulations

Thanks for that, haven't been keeping to up to date on Bitcoin in a while. I mined for fun with my gaming rig back in 2011, realllyyy wish I held onto what I had haha.

    China Changes To Regulations

Why don't they just use BTC? Or perhaps they are and that is whats currently driving the price up.

New Listing - Caserta Plan 3X in Cypress Village (70 Granite Path)

I have a buyer interested in this property, cool to see that it's listed by an agent on this board. See you at the open house this weekend!

Alta Vista and Bella Vista at Orchard Hills

That was the biggest gripe with my TB home in Yorba Linda. Thing is, you tend to look past it, because the inside of the homes are just SO nice. It also made shopping for the "upgrade" difficult, as anything that had more land and was even a lateral move in regards to the structure gets really...
