Sea Summit at Marblehead (San Clemente)

We went this weekend; looked at Aqua and Sapphire and were unimpressed. With the major exception of the views -- however, there is so much density in these neighborhoods, it's really a select few that have views. Even when you tour the models, envisioning homes stacked behind you reduces the...

    iPhone 7

On 3D touch: I'm loving using it in one use case - the keyboard. 3D Press the keyboard and it becomes a track pad. Damn useful for correcting typos - much better than stabbing at a sentence and inevitably hitting the adjacent word.

Irvine house rented and then renter sublets it through AirBnB

I have first-hand knowledge of an individual who is doing this at IAC apartments. Breakeven is about 12 nights rented = one month. It has gone so well, they now have three total leases in the same community (one is primary but leased out when they go on trips, the other two full time AirBnB).

    EV/Plug-In/Hydrogen Fuel Cell - Cars

On 240v, there's typically 20% inefficiency in what is discharged at the wall vs. what makes it into the battery. 120v is even worse. On range, the global published average for Leaf is consistently 3.9-4.1 miles per kWh. I'm seeing that on the EV connect app under Eco Rankings.

    Beacon Park

Mine were all over the climbing ropes. Didn't care much for the slide. The playground is a really nice design in that it caters to kids of all ages into adulthood (life size chess anyone?) It's impressive. The wide medians and home setbacks from the street corners plus the meandering trails...

    Beacon Park

It was quite a scene there yesterday. There was a lady walking around reminding everyone that it's a PRIVATE park (she shared that a few times in the short convo) and it's only open as a courtesy preview. Lots of kids, quite a few German and eastern European folks there.

What were the view lot premiums? What were the price points like?

    EV/Plug-In/Hydrogen Fuel Cell - Cars

Each "bar" represents 2 kWh. I use the car's built in display to show how many kWh have been consumed, as well. With Level 2 charging at home and a ton of available quick chargers (Nissan, Kia dealers + Spectrum Marriott, MV mall, Block @ Orange), we rarely worry about range. Just need to plan...

    EV/Plug-In/Hydrogen Fuel Cell - Cars

We recently bought our used leaf with just a few thousand miles for about $14k. You can safely charge to 80% each day, then to 100% on days you need range. Also quick charge any time you want. The leaf's battery is 24 kWh. 80% is 19.2. At 3 miles per kWh, that's 57.6 miles on an 80% charge...

    Solar Decathalon

Anyone going this week/weekend? http://www.solardecathlon.gov/ We went last year and were extremely impressed. Really innovative thinking applied to building homes. Looks like it will be the last time in Irvine. http://www.ocregister.com/articles/event-687595-irvine-solar.html

    Anyone have Tmobile?

Ouch - they just hiked the price yesterday: http://pocketnow.com/2015/10/13/t-mobile-iphone-6s-jump-on-demand Used to be $15 or $20 (depending on when you did the deal) for the Jump On Demand AND the phone payment. It just got $17/month more expensive.

    Anyone have Tmobile?

You have 4 towers that cover PP: 3 along the 241 and one in Woodbury. None of these shows Band 12 coverage, however. I'd do the 7 day test drive (it's free with a credit card deposit) and see how it is. https://explore.t-mobile.com/coverage-guarantee They'll overnight you a 5s. Turn on WiFi...

    Anyone have Tmobile?

Here's a good way to see what cell towers cover a given area: http://www.cellmapper.net/map You can see that most of T-Mo's towers in Irvine have been upgraded with 700 MHz Band 12.

    Anyone have Tmobile?

Switched from ATT last year, verizon the year before. With TMo's investments over the past couple of years, the differences between the top 3 carriers are now at a street/house level. We have 4 phones on our TMo plan (2x iPhone 6s, 2x iPhone 5s), no contracts, $135 total with 10gb data for...

    iPhone 7

TMo's buyout deal at month 18 works out to a $100+ discount on the phone. The improved LTE coverage on the 6s vs. the 6 with TMo is real. It's finally at parity with AT&T and Verizon, but at a much steeper discount.

    iPhone 7

I've had the 6s since Friday. If you already have a 6, it's really not much different -- unless you're on AT&T or T-Mobile. There are a couple of additional GSM LTE bands supported, but neither are on Verizon nor Sprint. So expect slightly better coverage, zippier performance, much nicer front...

    45 day escrows: new normal?

New disclosure requirements add complexity to loan transactions: http://www.ocregister.com/lansner/percent-684554-loan-year.html OCR's Lazerson predicting it will settle down after a while but chatter I'm hearing is 30 days will still be too tight even after. Main reason is there wouldn't be...

    EV/Plug-In/Hydrogen Fuel Cell - Cars

Hard to beat $17,000 or less to install a 480v "supercharger" station. http://insideevs.com/current-cost-of-50-kw-chademo-dc-quick-charger-around-16500/ Last I looked hydrogen stations were over $2M to install. http://www.nrel.gov/docs/fy13osti/56412.pdf Long way to go for hydrogen.
