    Delano at Eastwood

Yep, huge price increases.  I haven't compared the features and the lots, but guessing the mass interest is stirring the prices up.  The sales person said all the properties on Parkwood facing the pool/park is priced higher.  I think I'm out at Delano.  The price creep is making me rethink.

    Delano at Eastwood

Just got an email regarding the next release: "We should be releasing phase 2 this Saturday or next Wednesday based on when we will get pricing from our corporate office.  As soon as we receive pricing we will email you this information along with a site map." I can't seem to find the map with...

    Delano at Eastwood

I'm on their waitlist as well, but no call.  I dropped by yesterday and the salesperson said they'll release one phase this weekend, another 2-3 phases around May 13.

    Delano at Eastwood

Anyone know the trash situation at Delano?  I mentioned to the salesperson that I did not like storing the trash bins in the garage, and he said that it could be stored on the "side" and there's plenty of space for it.  I'm assuming he meant the yard/patio, but I didn't see any access doors from...

Renting out an SFR in Irvine (not in a community)

Thanks for the info!  I recognize two addresses on barkwood and doncaster.  They were purchased last year; did not realize both were bought then immediately rented out.  I guess I'll plan on buying in the summer and renting out my place before the school year starts.

Renting out an SFR in Irvine (not in a community)

I'm estimating the rental income and demand for my SFR house in El Camino Glen (Yale and Walnut).  4 bed, 3 bath, 1950sq ft.  Zillow puts the estimate at $3,400, but I question if this is accurate.  Even though it has no community amenities/HOA, it does have a full driveway and a backyard. ...

    Irvine Condo Investment with HOA

Thanks for reading through the analysis.  I agree that Irvine is terrible for cash flow properties, but timing the market can yield some hefty appreciation.  I'm thinking about buying in a new community (CV East, Eastwood) and hoping the value goes up significantly when the community is fully...

    Irvine Condo Investment with HOA

I'm seeing some conflicting statements here.  DISCLAIMER: I AM NOT A CPA.  Software dude, with sometimes hazy memory :). 1.  I believe the 27.5 depreciation is on the building value (thread mentioned the depreciation is on bldg only, then on land only). 2.  Capital losses do deduct against...
