    Down Payment Info??

Is it possible to find out how much someone put down on a house purchase? Is this information ever made public? If so, what is the website?

    Ladera Ranch

I think the lower-end properties are going to continue to depreciate modestly, but the Covenant Hills homes and any other "higher-end" home will start to take much bigger dips in the coming 2 years. I really believe the ARMs will affect the LR market until 2011 or 2012.

    Ladera Ranch

Are we expecting a huge bloodbath in the coming years in Ladera? I mean, things have already gotten pretty bad there. But I don't see how they could avoid further serious depreciation because of rising unemployment, significant #s of residents living well beyond their means, large numbers of...

The Covenant Hills HOAs are RIDICULOUS. Plain and simple. I know of people who live in Avendale and they pay about $200 a month. Granted, $200 is a fair amount of change, BUT.... you have access to many pools, tennis courts, and other amenities. Additionally, the grounds throughout Ladera are...

If Ladera is full of people living well beyond their means then it's only a matter of time before the bloodbath hits. I'm sure part of the bloodbath that has started is partly b/c of this lifestyle that many are living, but I suppose there are many still holding on for dear life. I think it...

    Ladera Ranch

Let me ask this (opinions please!!!): 3000 sq ft house 7000-10000 sq ft yard In Ladera Ranch, what would you have to pay for this type of property in 2009? in 2012? For the record, I look at the comps, zillow, realtor.com, etc..... there is a large variation and it's hard to...

    Ladera Ranch

That is my feeling too. I don't see any possibility for recovery until 2012, but like you said, we'd need a year or two beyond that for things to shake out. I do see the "higher end" places recovering sooner b/c I'm not sure there are as many bad loans there (could be wrong). But in Ladera...

    Ladera Ranch

A lot of interesting points. Thanks for your input everyone. I know there is going to be a HUGE wave of ARM re-sets next year.... I wonder how that will further affect the LR real estate market. I can't imagine Ladera NOT being negatively affected in the next 2-3 years.

    Ladera Ranch

I know it's impossible to predict these things, but I am going to throw it out there anyways. Obviously the Ladera Ranch housing market has taken some real hits and is one of the worst performing (if not THE worst performing) market in the OC. My question is this: Will it continue to go down...
