Master planned communities - Irvine v. The Woodlands, TX

I really like master planned communities aesthetically. Therefore, when looking at possible places to live, my preference is for MPCs over other settings. However, I don't like MPCs that are too small in population to be able to attract and support significant business and cultural...

Downpayment IRA in lieu of mortgage interest deduction

Since the days of no money down mortgage loans are long gone and will stay that way for probably a generation, why not help would be homeowners with their downpayment by creating a tax-sheltered savings account similar to an IRA or HSA? Currently, ordinary savings for a downpayment do not have...

    Orchard Hills fantasy pricing

I recall last year when TIC sent out literature about the Orchard Hills community it projected the homes would start at $1+ million for 2500 sqft and greater. That works out to be about $400/sqft. With much of the upper end Irvine market for which Orchard Hills competes now seeing prices below...

Average income for $1 million home?

It should take a lot more than $250K to own a million dollar home for the simple reason that unless your income stream is certain, you need a greater margin of safety to cover possible diminishment of your future income. Even if you are a CEO of a company, with the average tenure less than 5...

    How does mortgage fraud work?

With all this talk about houses defaulting shortly after a being bought, how exactly does mortgage fraud happen? Does it work like this: A greedy home owner (Jack) conspires with a crooked appraiser (Tom) to bring in a desperate "sucker" (Rick) to buy his inflated house. Details...

Better broadband options for Irvine? Fios maybe?

In Irvine, Cox has a monopoly on cable and ATT seems to not care very much about its DSL service, so do Irvine residents deserve better Internet broadband options? If only Verizon would bring its Fios service Southeastward from Huntington Beach...

REOs - homes sitting there deteriorating

<p>If a bank owned property (REO) is left to sit unoccupied, it can become the target of vandals, arsonists, and squatters. While the main house structure may not deteriorate right away, after a few months of neglect the lawn gets overgrown, windows get smashed and valuable interior work, like...

irvine single mom, to get a Northwood-feeder home you'll have to buy a home east of the school. The western plots are Tustin school district homes.

    FORECLOSURE PREVENTION PLAN.....

I thought a home is not "owned" by the homeowner unless and until the mortgage is paid off. If bankruptcy allows judges to write down the mortgage to the fair market value of the house, then the lender who is the real owner will lose to the borrower who isn't.

Can anyone guess if TIC is feeling any pain from not being able to sell/develop its future communities or has it banked enough cash during the bubble that it can ride out the crash for several years without having to make any money.
