My salesman at Los Arobles in PS just notified me that the mello roos will be reduced by $2200.00 a year.

    No one talks about PS?

I guess it doesn't need to be but they disclosed just about everything under the sun so I am surprised the prison is not disclosed. For example they disclosed that Wireless Internet may be offered at certain community facilities at least twice.

    No one talks about PS?

I just went through the disclosures we signed for Portola Springs. The prison is not any part of the disclosures.

    Who bought the 2010 home?

We bought Los Arobles Plan 1, not part of the 2010 collection but still a new home in Irvine. After careful comparison with the 2010 collection we decided we like Portola Springs a lot better.

Good to know I am not the only one hearing the vehicle noise... You would think for 960k they would pick a better location.

The Irvine Co. is thrilled with response

Interesting. I talked to the sales person at Santa Rosa. She told me none of the homes in Santa Rosa are sold yet. They will start offer them after today. I asked her twice.

    2010 Irvine New Home Collection

I could agree more. Sonoma has better floor plan and much bigger feel to it. For the money I would go with Sonoma hands down. But I have decided not to go for the money but instead go for what's important to me which was backyard and noise level. The noise I was refered to is when you are in...

    2010 Irvine New Home Collection

I think they are both about equal. Sonoma has a great floor plan. Sonoma gave me a nice open feel to the unit and it felt bigger than the Los Arobles plan 3. But Sonoma felt more like a cookie cutter compared to the Los Arobles. Los Arobles has much better architecture details. Both units...

    2010 Irvine New Home Collection

I liked Plan 2 as well but the wife does not think she can make into the garage so ended up settling on Plan 1. The traditional SFR feel is what sold us. The lot we picked had a 40'x30' backyard as well as a good size front courtyard. It was the biggest yard out of all the New Irvine Homes...

    2010 Irvine New Home Collection

After careful consideration we have decided to go with Los Arobles in Portola Springs. We were waiting for the new collections to open for comparison. I like the floor plans of the new collection and the california room. But I have decided I cannot live with the motor court. Woodbury felt...

I don't see anything about the sub-association on the Carmel and Montecito flyers. Does that mean they do not have a sub-association?
