Agree.  Since these are probably Luna/Jade equivalent, I think the plan 4's will have the larger yard mentioned in the website description, because they are at the end of the motorcourt.  The other plans have yards on the side, so they will probably remain the same. Obviously, the larger yard...

Hey everyone! New community in Portola Springs.  Typical Irvine "courtyard" style homes.  I wonder if these will be similar to Luna/Jade CT floorplans. Since they are motorcourt homes,  my guess is starting price at high-$500K?  I might be way off though.  What do you think? Anybody have...

I think the cost of reno is highly dependent upon material/labor costs.  That being said, if these guys are in the business of flipping homes, they can probably do all these improvements for far less than $60k as SoylentG has surmissed.  It really depends on your connections in the industry. ...

Ah yes, butter brickle would match my description, but I vaguely remember the name of the ice cream at Thrifty's having the word "toffee" in it.

Thrifty's used to make a flavor called "Butter Toffee" or something like that... I forgot the name.  Tasted similar to Butter Pecan, but there were toffee chips instead of the Pecans. Oh man, that was so good.  Can't seem to find anything similar anymore.  Of course this was when I was a kid...
