I tried Frank’s bbq a few weeks ago, was very disappointed with the taste of the bbq pork and the roast duck. I now go to Monterey Park to get a ton of Cantonese bbq, vacuum freeze into small bags, and defrost when needed. Cheaper and taste better.

I heard that if you leave your windows open you could smell it once in a while. We never opened our windows during those hours and never smelt anything.

It was discussed in this forum before. Just google ? Irvine great park mello roos 2%? and you should find more details. I once checked the property tax records of several properties in GP and did see a 2% MR increase every year. It is up to 2%, so the increase might not happen to all properties...
GP MR also goes up (2%/year if I remember correctly) every year and will never expire. MR of other places won?t increase and will go down when reaches expiration. It will further increase the delta over time

I am also looking to refi a jumbo loan and the rate I got is from Watermark with 3.0% $1500 closing 30 year fixed.
Another agent offered me a bette rate but turned out to be a bait/switch.
