I have provenza old world tortoishell. It's dark europian oak floor with hand scraping and lots of variations. The noses are just like yours having slight level fluctuations, everaging about 1/16" higher than wood floor planks.

Now that you mentioned, i checked mine and is kinda like that as well.. Are your wood floors slightly hand scraped? Mine is.. I think slight edging difference with noses is inevitable unless the floors are completely smooth and flat.

Of course, lot size plays a role in the house price but house MAINLY goes by sqft of living space. I think view lot premium weighs more than lot size as well. When you have a view, backdrop over the fence will play like your backyard so it wouldn't feel like too cramped as it sounds.

The house price goes by living sqft though. Trevi is much bigger than La Vita even if it is on smaller lot. Having bigger lot sometimes means more maintenance and headaches.
