I went to plan 1 backing Ridge Valey. Perhaps even this one, don't remember street number. The backyard is tiny, ~15', measured by my shoes...
Not even close to what models have and it makes entire experience completely different.
What if UHS principal goes to start a new HS and takes some of the staff along. Who would have a proven record?
School is just a building and staff changes.
UHS gets a boost from kids of UCI faculty who are better educated than the median and likely to emphasize need for education in their...
Pretty much every new construction in Irvine (at least SFR) is low-e glass. Not sure if this is a code requirement, but it sounds silly to put energy efficient HVAC, bulbs, etc. and not make an effort to reduce heating/cooling loss across window surface.
I have one regular exit (another one is permanently closed by a gate and is designated as an emergency entrance/exit only) for ~100 SFRs. The only times for 14 years the exit was blocked was slurry sealing. Even when a house next to the exit caught fire, it was not blocked. A 2 car fender-bender...
La Cresta's last phase has also some sweet lots and in general their lots are bigger than SG.
Sausalito's lots are much smaller, although IMO their layout is better than La Cresta's. They have many areas like "Music room" in plan 1 and foyer in plan 2 which are of limited use. But others like La...
It has probably $200k in upgrades "value" (cost of upgrades + hassle of doing them) which is already $50/sqft. That makes it more like $475 psf unfinished pricing. Dunno how much PS and being right next to the toll road affect the price, but do you think similar unfinished home in OH will cost...
Turtle rock/ridge is much closer to the ocean, has to be a premium for this. Given that SG/PP homes in 1.5M range are not selling that well (Sausalito sold 4 or 5 homes since opening), I don't think OH will end up commanding the same prices as Turtle Rock/Ridge for lots w/o view. Agree on view...
