At least one of the flyers they were handing out at PP said that the Mello Roos could increase by up to 2% per year. Not sure if this is the case at Stonegate.
I don't really understand how your mello roos can increase.
You couldn't hear them from the model homes at noon on a Saturday, but like thegladiacmx said, the model homes are as far away as possible, the rest of the development will be closer to the freeway.
I'm having trouble visualizing how close this will actually be to the 5 so I'm going to go check it out this weekend.
There will be a street and a green belt, so maybe some of the north-eastern units will be far enough away.
Used to live right next to Alton, very far from any freeway. Traffic wasn't a problem it was the sirens. But that's something a lot of people won't notice when buying.

Sending your kid to any of those four schools will leave them more than prepared for the diversity in college ("diversity" in terms of race/religion. Economic background not so much. This is Irvine.)
All it takes is 2 pieces of paperwork, and one can be your employment paystub. (These days who actually gets mail from their work?) So basically you get 1 utility put in your name and you're in IUSD.
