    If you go through all the photos, the landscaping is actually pretty increadible. The owner put in basic concrete hardscape, but there is definately over $200k in plants.  Maybe even much more than that.

    That Capri property is a pending foreclosure. My guess is that someone is going to get that one for a bargain because it's so unattractive without the yard completed. Once the yard is done, it will actually be a pretty desirable home.

    Confirmed on the above post. No homes sold under $2m in Capri.  In fact, by the time you add lot premiums, elevation premiums, landscaping and interior finishes, owners of a handful of homes on the first street of Capri have likely invested somewhere around $3M.

    you may see buyers in the vistas act similarly to the buyers in HC and complete most upgrades (outside of structural ) after closing. Not that these buyers want to save on costs- they actually want things that are more customized than what toll offers, and frankly want to avoid the shoddy...
