    Ppl hoard things in their garage or use it as a workshop. If it gets reported to hoa that someone is consistently parking their second car on the street, they'll come inspect your garage to see that the space isn't being used in other ways.

    I liked that Caserta had a bathroom for every bedroom and the master bath had separate tub and shower. Overall the floorplans were nice. But at 500-700k the 3bedroom units will probably overlap in pricing with Citrine which is detached.

    No not just fha. Anything beyond the conforming loan limit becomes a jumbo loan to all lenders.

    I agree detached > attached but conforming loan limit for Irvine is $625500. Making a down payment of 75k vs 175k is a big difference at the entry level market.

    If you do upgrade the bathroom flooring, do it through the builder. Otherwise you end up voiding some warranty.

    People have waited multiple releases for the units along Scented Violet so I don't even think you'll be able to get plan 1/3/4 on that side of the release. As for the non-premium lots these have been increasing 5-6k per release so the pricing seems normal. $629k last release was for plan 1, not...

    Landscape through builder - Jade Court

    Jade Court Plan3 has an option to do landscaping through the builder (concrete slab, ~3 small trees, sprinklers, plants) for ~$10k. Is this worth doing? Is there anyone here in JC that has chosen this option?
