Buying in Baker Ranch for investment property?

I think buying in BR for investment reasons is not a wise idea. That nearby county jail has been approved for expansion, which means it will house more criminals, and more dangerous criminals.  That was a big turnoff for a lot of people who were considering it, and I think that will always be a...

    Choosing an Irvine neighboorhood

Irvine is a great city to buy a home in...until you read through your real estate disclosures.

Toxic chemicals uncovered at new high school site..

Just came across this article: http://www.irvinecommunitynewsandviews.org/articles/more-toxic-contamination-discovered-at-new-high-school-site/ Sadly, I'm not surprised. How much more will it take for residents to start taking this toxic land issue seriously?

    Hidden Canyon in Irvine

A friend of mine who applied for pre-approval to Hidden Canyon said that he was called a few weeks ago by a Sales Rep who told him that there were over 6000 applicants, half of which were planning to pay cash, and that these buyers would be given priority and the rest of the buyers would go...

    Thoughts on Tustin Field?

Yeah, there are some nice homes on that side, and some have decent lots. But it's the disclosures and environmental issues that have me concerned. Don't know if those environmental hazards are typical in Irvine or are specific to Tustin Field. This is what I'm trying to figure out. Also...

    Thoughts on Tustin Field?

Not sure if it's 1 or 2....but it's the one with SFR's, not the one with low income housing.

    Thoughts on Tustin Field?

We were considering possibly looking into buying a home in Tustin Field, but I'm relying on you Irvine (and borderline Irvine) experts to tell me what's wrong with it. Prices are fair and most of them are Irvine School District...so what's the catch? I have seen some of the disclosures and...

Great Park: Shea Homes - Sagewood

Looks like there's a Sagewood already listed on the MLS...146 Yellow Daisy (Lot #38). Wonder who decided not to keep their new Sagewood? But it looks like the schools it's assigned to are Saddleback school district!??! What the what? I thought these homes were all Irvine school district?

For those who bought at PP...

So, qwerty, do the REALLY make you sign a non-disclosure agreement that you can not talk about the toxic land disclosures made during the buying process? If that is not a joke, then that totally freaks me out. That level of discrepancy pretty much answers my question.

For those who bought at PP...

Was wondering if any of you would be willing to share what negatives were in the disclosures....was there actually anything about the toxicity of the land? I know there's been chatter about it, but I'd love to know if there any official notice of it in the disclosures.

    Quinterra at Portola Springs

No...these are different....they look like some sort of huge, round tanks or reservoirs. As soon you turn left into Quinterra, you can see them at the top of the hill immediately to the right. My first thought was that, if that was water, all of Quinterra would be totally flooded if those things...

I really can't imagine these homes going for 1.4 million when they aren't in IUSD.

    Quinterra at Portola Springs

We went and looked at Quinterra today...I actually really liked the floor plans, and loved the isolated feel of that neighborhood. I know some of you have said that it feels like a ghost town...but I just think it felt more private. However, it's way too close to the toll road and landfill, so...

Baker Ranch in Lake Forest / Foothill Ranch

Has anyone heard any updates on how the a Heights and Highlands are selling? I think I remember hearing that Highlands sold all Phase 1 and Heights still had 4 out of 10 lots remaining. Can anyone verify?

Baker Ranch in Lake Forest / Foothill Ranch

My husband and I did walk all of the first phase Heights and Highlands lots, and while the lot sq ft numbers seem pretty good on paper, when you see it in person, with the frames of the homes already up, the actual useable yard space is pretty disappointing. There is some sloping behind many of...
